Renovation of an office development in San Francisco, California. Completed plans call for the renovation of a 28,604-square-foot, four-story above grade office development.
This project at 275 5th Street, San Francisco involves the complete replacement of the existing fire alarm system with a new, addressable, code-compliant manual fire alarm system for the four-story commercial office building. The work includes full design, permitting, installation, testing, and commissioning in accordance with 2025 California Fire Code, NFPA 72, and SFFD requirements. The new system will feature a Silent Knight or equal fire alarm control unit, new addressable devices, annunciators, and notification appliances, along with new wiring, conduit, and power supplies. The contractor--a licensed C-10 and UL-certified firm--will handle all submittals, permits, inspections, and coordination with the Owner (Renaissance Entrepreneurial Center) and SFFD. The system will undergo pre-testing, owner acceptance, and final SFFD approval. 10% ratings bonus shall be applied to SBE/LBE firms submitting as a prime. Provide all materials and labor for the complete removal of the existing dedicated function fire alarm system, and for the complete design, installation and commissioning of a new addressable fire alarm system for the existing 3-story commercial office building located at 275 5th Street in San Francisco, CA. The existing building has an obsolete Silent Knight IFP-50 dedicated function fire alarm control panel/unit, and it performs Elevator Recall Control and Supervisory Control of the partial coverage sprinkler system. The building is not fully protected by an automatic fire sprinkler system but includes partial coverage in the garage and exterior windows on the alley side of the building. The main Elevator Recall Control and Supervisory Control Unit is located on the ground floor in a room in the circulation space (corridor) connected to the building entrance space. The base bid fire alarm replacement scope includes the replacement of the existing Silent Knight IFP-50 and all signaling line circuit (SLC) devices and initiating device circuit (IDC) devices (field devices), and any notification appliances or circuits (NAC) [if necessary for compatibility purposes] based on the like-for-like provisions of the CA State Fire Marshal (CSFM) and as permitted by SFFD. The contractors shall field verify any as-builts with installed conditions. The intent of this project is to replace the obsolete dedicated function FACP with one new dedicated function FACP and all SLC and IDC circuits and devices throughout the building with new, addressable technology. As an alternate bid, a new, voluntary code compliant manual fire alarm system (CFC 907.2) and complete occupant notification (CFC 907.5) will be provided. The dedicated function fire alarm system functionality will be replicated in the new fire alarm system if the bid alternate is accepted. All new and retained fire alarm equipment must be compatible and listed with the new FACP as required by the CA State Fire Marshal (CSFM) and SFFD. The new FACP must have the capability for expansion to accommodate future improvement projects. RENAISSANCE ENTREPRENEURSHIP CENTER has received funding from the Mayor's Office of Housing and Community Development to support the design, permitting and construction/installation of the complete replacement of the existing fire alarm system with a new, addressable, code-compliant manual fire alarm system for the fourstory commercial office building. The work includes full design, permitting, installation, testing, and commissioning in accordance with 2025 California Fire Code, NFPA 72, and SFFD requirements at 275 5 th Street, San Francisco, California. RENAISSANCE ENTREPRENEURSHIP CENTER is requesting statements of qualifications and proposals from companies with extensive experience with the work specified in the section titled Scope of Services of the Design-Build Contractor.
