Renovation of a multi-residential development in Baltimore, Maryland. Completed plans call for the renovation of a multi-residential development.
Vacant unit renovations at 5 units at Cherry Hill Homes. Locations: 1019 Bridgeview Rd,1307 Slater Rd, 3439 Round Rd, 837 Roundview Rd, 850 Bridgeview Rd. Completion: 30 days upon Notice to Proceed. Question Deadline 11/14/2025 at 2:00 PM ET Submit via Bonfire portal. General: 1. Remove and properly dispose of all Bulk Trash, Furniture and Miscellaneous Items in the Unit and Outside 2. Remove all existing appliances and range hood and dispose if needed 3. Install closet shelving/closet rod as necessary 4. Install interior handrail in stairwell of unit if needed 5. Final Cleaning of Entire Unit to Make Ready for Occupancy. 6. Contractor is to provide all materials*** 7. Power wash exterior if needed 8. Repair exterior concrete repairs if needed*** 9. Replace all angle stops and water shut off valves 10. Replace gas shut off valves 11. Replace all exterior lights 12. Repair or remove screen doors and hardware 13. Repair outside metal handrails if needed 14. Install 2ft high sheet metal or aluminum trim behind all base cabinets**** 15. Board up doors and windows 3/4 plywood 16. Scrape and caulk around all window frame and sills 17. Replace all stair treads 18. Paint exterior railings 19. Replace washer box*** 20. Add Shut off valves that turn water off to the entire unit*** 21. If items and material are not specific to scope, items will need to be removed and corrected****Bathrooms: 1. Install Vanity Cabinet w/ Vanity Bowl and faucet delta faucet only**** 2. Supply and install One (1) new 16-inch elongated toilet and seat 3. Install New Medicine Cabinet with Mirror Surface Mount Seasons HD #404465 4. Install all new bathroom Accessories, Non-UFAS 5. Remove and install new tub, shower wall, faucet and showerhead delta faucet only***6. Install ceramic flooring 7. Replace angle stops 8. Seal all plumbing penetrated areas 9. Caulking around windows 10. Install metal tile edge on ceramic tile/tub Kitchen: 1. Replace damaged or worn cabinetry with HUD Severe Use base and wall Magnolia Cabinets 2. Install Postformed Wilsonart Black Granite Laminate countertops 3. Install Broan #4100 range hood (Black) 4. Supply and install single bowl stainless steel kitchen sink and faucet delta faucet only**** 5. Install GFI above kitchen sink 6. Install receptacle behind stove**** 7. Replace angle stops 8. Seal all plumbing penetrated areas 9. Install rat guard behind base cabinets 2 ft high, stove and refrigerator inspection needed when done no exceptions ***** Mechanical / Plumbing: 1. Check and Inspect Gas Distribution (Stove) for service and repair any leaks. 2. Water Distribution (Bathroom & Kitchen) for leaks, repair leaks throughout whole unit 3. Inspect and Repair (if necessary) Drain, Water & Vent (Bathroom and Kitchen, toilets) 4. Replace all convectors secure to wall with 3/4 plywood and paint, replace copper line tie in 5. Convector will be provided by site if needed check all convectors and clean for proper function check for proper temperature for all convectors is needed. 6. Delta Faucets Only for all faucet fixtures**** Electrical: 1. Replace all Switches / Receptacles and metal cover plates. Ivory color 2. Replace existing raceways and install new raceways through out entire unit 2. Check Electric Service Panel for Gaps/Missing Breakers/Doors. 3. Replace all light fixtures with LED integrated light fixtures interior and exterior*****. 4. Install 10 yr sealed smoke detectors in every bedroom BRK Smoke Detector 5. Install combination smoke / carbon monoxide detectors on 1 st and 2 nd Floor common areas Doors & Windows: 1. Replace all interior doors with solid wood doors**** 2. Supply and install vertical blinds in all windows 3. Clean all window wells and seals (Lead Testing) 4. Repair or Replace windows through out unit if needed 5. Replace Front and Rear Exterior Door 6. Replace Door Sweep and Weatherstripping 7. Replace door bottom/ door sweep 8. Remove or Repair Screen door and hardware Painting/Drywall Repair: 1. Supply all materials to Paint the Entire Units to Include: Walls and ceilings shall be painted with two finish coats eggshell latex Kitchen and bathroom walls & ceilings, and all doors, shall receive a semi-gloss final finish coat. Exterior door and frame, porch front and exterior railing shall be painted (Lead Testing) The Contractor shall be responsible for all drywall repairs, point-up and resulting painting required, ensuring a high-quality finish that is acceptable to the HABC Housing Management. Paint shall be Sherwin Williams "Pro-Mar 200" in HABC Antique White color (or brand of equal color, finish, durability, etc.). The Contractor shall follow United States Environmental Protection Agency (EPA) Lead-Based Paint Renovation, Repair and Painting (RRP) Program Rules
