Demolition, site work, renovation and addition to a medical facility in Washington, Iowa. Completed plans call for the addition of a 1,400-square-foot medical facility; for the renovation of a 3,500-square-foot medical facility; for the demolition of a medical facility; and for site work for a medical facility.

The CMaR will be chosen using a two-step solicitation process and chosen on best value. The Washington County Hospital and Clinics invites you to submit your firm's qualifications for providing Construction Management at Risk (CMaR) services to support the following activities: 1. Pricing, phasing, and constructability reviews 2. Pre-construction services 3. Construction Manager of approved scope of work The Washington County Hospital and Clinics has engaged Encite Architecture + Design to begin design of this project which includes an approximately 1,400 sf addition, minor modifications to the existing pharmacy to support hazardous drug storage as well as a renovation of approximately 3,500 sf to create a new infusion suite. Construction cost is approximately $3,000,000, and would like to commence construction as soon as possible with potentially opening the infusion area in October of 2026. To provide the Washington County Hospital and Clinics with timely and appropriate information related to the proposed solutions, engaging the services of a qualified construction management team is desired. The Scope of Work shall be as outlined above. The Scope of the Work will involve both preconstruction and construction phase services, with the intended form of contract for the project being AIA Document A133-2019 (GMP), with AIA Document A201-2019, General Conditions of the Contract for Construction. Preconstruction work includes but is not limited to, cost modeling, development of a schedule, and support during the design process including attending approximately 6 meetings. The Scope of the Work shall include all necessary site work required by the owner for occupancy. Any objections to such a basis for the form of agreement should be articulated in submission made in response to the RFQ
