Site work and new construction of a mixed-use development in Forsyth, Georgia. Completed plans call for the construction of a 6,400-square-foot, one-story above grade municipal facility; and 6,400-square-foot, one-story above grade municipal facility.

The work consists of design and construction management for the new City of Forsyth Courtroom and Office Building. The general contractor will be responsible for initial building designs and cost estimates in close communication with the City of Forsyth. Upon completion of demolition by the City, the contractor will assume design and construction risk, providing a turnkey project with emphasis on cost control. The minimum design-build services required include pre-construction assessment, detailed building design and schematics, securing of necessary permits, job site preparations, selection of subcontractors and vendors, complete construction management, and construction close-out with final inspection and certification to meet City requirements. The contractor must address specific building specifications, including a 6,400 square foot structure, required rooms and features as listed, and should prepare all plans and designs in alignment with current standards. Contractors are encouraged to suggest design improvements and changes. Instructions to bidders specify the content and format for proposals, including experience with similar projects, prior experience with the City of Forsyth, detailed design package, history of the company and principal personnel, cost schedules, sample contract, implementation plan, and a release for investigations. Selection will be based on experience, cost, capacity, and project approach.
