Renovation of an educational facility in Athens, Texas. Completed plans call for the renovation of a one-story above grade educational facility.

Trinity Valley Community College is accepting proposals for the South Hall Dorm Renovation Project. Bid specifications and packets may be obtained by contacting the designated representative at the provided address or email. Sealed proposals must be submitted by the specified deadline. Bids will be opened and the names read publicly at the designated location and time. Question Deadline 11/18/2025 at 2:00 PM CT TO JESSICA BROWN VIA E-MAIL TO jessica.brown@tvcc.edu . Proposers will direct all questions or concerns regarding this RFP to the following TVCC contact ("TVCC Contact"): Trinity Valley Community College Attn: Jessica Brown Contracts and Insurance Coordinator 100 Cardinal Drive, AD-248 Athens, Texas 75751 jessica.brown@tvcc.edu TVCC specifically instructs all interested parties to restrict all contact and questions regarding thisRFP to written communications forwarded to the TVCC Contact. TVCC Contact must receive all questions or concerns no later than November 18,2025, 2:00 PM CDT. TVCC will have a reasonable amount of time to respond to questions or concerns. It is TVCC's intent to respond to all appropriate questions and concerns; however, TVCC reserves the right to decline to respond to any question or concern. Responses to Questions Wednesday, November 19, 2025 2:00 PM CDT Additions to the Scope o Replace all air vents in the dorm rooms o Shower rod for each bathroom o Plank flooring for the lobby o Sheet rock over lobby wall with paneling o Laundry equipment on a raised platform along the long wall in a way that hides the plumbing but still accessible The Scope of Work is intended to outline the services, materials and special items required to perform renovations. They are intended to establish a generic description of the services to be provided by the successful Proposer. This scope is not intended to describe all detailed requirements, products, features, functions, or methods of operations of the proposed services. Renovations Scope of Work o Perform asbestos abatement as needed (asbestos survey reports to be sent as addendum). o Remove floor tiles in hallways and bedrooms and install luxury vinyl plank flooring and vinyl cove base. LVP to be Patcraft North Ridge 6" 20 mill or equivalent quality Remove existing vanity cabinets inside each room and replace with new Model Autumn 36GR, 36" Single Grey Bath Vanity from Home Depot or as approved by owner and faucets should be American Standard Model 5500170002. Cabinets shall be grey to match dorm room interior. Plumbing to comply with ADA requirements. o Remove and replace vanity light in each room with ASD Lighting Corp. Flush Mount 24" 3000 5k 25W. o Remove and replace vanity mirror inside each room with new like size mirror. o Retile over all ceramic tile inside restroom and toilet area, including block walls. Smooth and prep walls, seal block, prime and paint to match existing. o Slip resistant, Epoxy coat flooring is to be installed in entryways and on stairs to match West Hall existing flooring. Any chipped, broken, or cracked areas of the existing terrazzo floors or stairsteps will be repaired with a suitable concrete repair mix or epoxy filler. All surface prep, material installation, and finishing are to be completed per manufacturer's recommendation. o Replace miniblinds in each bedroom. o Remove all plumbing and towel fixtures from the shower and install shower faucet panel with Bradley 1X-0048 or Zurn Aqua-Panel Z7500, plus new shower drains. o Remove and replace all ceiling tile in shower restroom area with PVC tiles. Repair ceiling grid as needed. Paint tile grid and replace light fixtures with new LED lights. o Remove and replace all toilets, lines, flush valves, etc. with new equipment. o Remove and replace all light switches, wall outlets and covers with new white ones throughout building. o Remove any base board or tile base inside restroom area. o Paint all interior walls in building. Owner to select colors. o Float entry interior brick with sheet rock, texture, paint. o Turn rooms 107, 109, 209, and 211 into "make-ready" rooms. Remove all doors in bedroom, closet and bathroom. Replace door frames and paint colors of owner's choosing. Paint bedrooms, closets, and bathrooms. Install three levels of hanging rods in closets. Install formica laminate counters along the three open walls at a depth of 18 inches. Install 24" high mirrors running along all countertops. Mirror should include light bulbs running along the top of the mirror. Install outlets above countertops and under mirrors approximately 36" apart. Remove bathtub and toilet. Cap toilet and shower plumbing. Install hanger rods 6' high along walls of toilet room for drip-drying uniforms. Install 2 top-loading washing machines where tub was removed. Install formica laminate counter along wall on side of washing machines at a height of 42" from floor for folding clothes. Remove existing vanity cabinet inside each room and replace with new Model Autumn 36GR, 36" Single Grey Bath Vanity from Home Depot or as approved by owner. Replace mirror above vanity with a mirror that has light bulbs running along all sides. o Repair/replace ceiling grid in hallways as needed. Paint grid. o Replace bedroom ceiling grid and tiles with 2x2 grid and tiles. o Re-cover all flooring inside of restroom and shower areas with Epoxy coat flooring to match West Hall restroom flooring. o Supply and install new exhaust fans for each restroom. 100 CFM minimum and 1.4 sones sound level maximum. o Replace all interior doors and hardware with like materials. Remove all shelving inside each closet and replace with white wire modular shelving and hanging racks. o Replace all ceiling lighting fixtures with flat panel LED fixtures. o Contractor to perform thorough construction clean-up, including removal of construction dust. o Contractor to obtain necessary permits and cover associated fees. Work is to be conducted between a start date no earlier than January 5, 2026, and final work date no later than July 31, 2026. This scope includes all bedrooms, restroom/showers on the first and second floor, including the dorm director's apartment. There are 18 restrooms 31 dorm rooms, and 4 make-ready rooms. 4.4.2 Electrical Scope of Work o Existing electrical service shall be relocated and installed underground. The new underground service line is to be tied into the existing service with 4" conduit and the weather heads removed. o Install additional 4" conduit for potential future work. o New panel and interior electrical work will be NEC & NFPA Compliant as per City of Athens Permit requirements. o Contractor to obtain necessary permits and cover associated fees. Work is to be conducted between a start date no earlier than January 5, 2026, and final work date no later than July 31, 2026.
