The general scope of the work includes but is not limited to Job Order Contracting (JOC) - a quantity type of construction contract that will enable the University of South Alabama to accomplish construction projects utilizing pre-determined set pricing with a contractor adjustment factor applied. It is anticipated that approximately 30 projects per year will be executed, ranging in cost from $20,000 to $500,000 and an average of $100,000 per project. The duration of the contract shall be for 1 year. There is no minimum or maximum dollar value set for any one task order. Self-performed work is critical for the JOC program to be successful. The contractor should have the ability to self-perform work in the following divisions: Div 2 - Existing Conditions, Div 3 - Concrete, Div 4 - Masonry, Div 5 - Metals, Div 6 - Wood, Plastics, Composites, Div 7 - Thermal and Moisture Protection, Div 8 - Openings, Div 9 - Finishes. Typical task orders will consist of renovating existing interior spaces. All bidders bidding in amounts exceeding that established by the State Licensing Board for General Contractors must be licensed under the provisions of Title 34, Chapter 8, Code of Alabama, 1975, and must show evidence of license before bidding. In accordance with Code of Alabama, 39-2-2(a), prequalification is required for this project. A cashier's check or bid bond payable to the University of South Alabama in an amount not less than five (5) percent of the amount of the bid, but in no event more than $10,000 must accompany the bidder's proposal. Performance and Payment Bonds will be required at the signing of the contract. Bids must be submitted on proposal forms furnished by the Architect (Engineer) or copies thereof. The bidder shall show evidence by clearly displaying his or her current license number on the outside of the sealed envelope in which the proposal is delivered. The Owner reserves the right to reject any or all proposals and to waive technical errors if, in the Owner's judgement, the best interests of the Owner will thereby be promoted.
