Renovation of an educational facility in Daphne, Alabama. Completed plans call for the renovation of a 7,700-square-foot, one-story above grade educational facility.

A certified check or bid bond payable to Baldwin County Public Schools in an amount not less than five percent (5%) of the amount of the bid, but in no event more than $10,000.00, must accompany the bidder's sealed proposal. Performance and statutory labor and material payment bonds will be required at the signing of the contract. All bidders bidding in amounts exceeding that established by the State Licensing Board for General Contractors must be licensed under the provisions of Title 34, Chapter 8, Code of Alabama, 1975 and must show evidence of license before bidding, or the bid will not be received or considered by the architect. All bidders shall show such evidence by clearly displaying their current license number on the outside of their sealed envelope in which the proposal is delivered. Project documents may be reviewed and printed from the architect's website. Addendums will be provided to entities that have confirmed bidding for this particular project. The architect retains ownership and copyrights of the documents. Print sets are to be returned in reusable condition within ten days after bid opening. All RFIs and RFAs regarding the bid documents shall be sent and addressed through emails found on the RFI and RFA forms in the project manual. Only the RFI and RFA forms in the project manual will be accepted. The architect will not accept inquiries via telephone or fax. Completion time: see scope of work in project manual. Supervision: Contractor to ensure proper supervision of all work. All potential general contractors who desire to bid shall contact the architect at the provided email to receive the criteria to be used for the pre-qualification of this project (AIA Document A305 and questionnaire). All bidders shall have general liability and workman's compensation insurance. This project shall be bid excluding taxes. Bids must be submitted on proposal forms furnished by the architect or copies thereof. No bid may be withdrawn after scheduled closing for receipt of bids for a period of ninety (90) days. The owner reserves the right to reject any or all proposals and to waive technical errors if, in the owner's judgment, the best interests of the owner will thereby be promoted. Certified check or bid bond as stipulated must accompany the bid. Performance and statutory labor and material payment bonds will be required at signing of the contract. All bidders bidding in amounts exceeding the licensing limit must be licensed and show evidence on the proposal envelope. General contractors are encouraged to visit the site prior to submitting their proposal. Pre-qualification requirements and forms are provided by contacting the architect. A. Extent of demolition work is shown on drawings, as well as all items necessary to complete new work indicated on plans. B. Schedule of Demolition Work: Demolition includes but is not limited to the following: 1. Any damage to existing facilities at the site after the Contractor takes possession shall be repaired by this Contractor at his expense. 2. Contractor shall replace grass/sod damaged during the construction. Fill in ruts caused by equipment with topsoil and grass over to match existing conditions. 3. As indicated on the Drawings. 4. All other items indicated required to be demolished to complete new work. A. Extent of each type of masonry work is indicated on drawings and schedule. B. Types of masonry work required include. 1. Concrete unit masonry. A. Definition: Finish carpentry includes carpentry work which is exposed to view, is non-structural, and which is not specified as part of other sections. Types of finish carpentry work in this section include: 1. Interior running and standing trim. A. Extent of insulation work is shown on drawings and indicated by provisions of this section. B. Applications of insulation specified in this section include the following: 1. Sound Attenuation at interior stud walls. A. The extent of each form and type of joint sealer is indicated on drawings and by provisions of this section. B. The applications for joint sealers as work of this section include the following: 1. Joints (Interior). 2. Flashing Joints. 3. Interior wall/ceiling joints. C. General Performance: Except as otherwise indicated, joint sealers are required to establish and maintain airtight and waterproof continuous seals on a permanent basis, within recognized limitations of wear and aging as indicted for each application. Failures of installed sealers to comply with this requirement will be recognized as failures of materials and workmanship. A. Types of work include: 1. Gypsum drywall at walls and ceilings. 2. Drywall finishing (joint tape-and-compound treatment). A. Definition: Tile includes ceramic surfacing units made from clay or other ceramic materials. B. Extent of tile work is indicated on drawings and schedules. C. Types of tile work in this section include the following: 1. Wall Tile. 2. Floor Tile. 3. Base. D. Portland cement plaster scratch coat on wall surfaces indicated to receive tile is work of this section. E. Sealing expansion and other joints in tile work with elastomeric joint sealers is work of this section. A. Extent of painting work is indicated on drawings and schedules, and as herein specified including accent painting. B. Work includes painting and finishing of interior and exterior exposed items and surfaces throughout project, except as otherwise indicated. 1. Surface preparation, priming and coats of paint specified are in addition to shop-priming and surface treatments specified under other sections of work. C. Work includes field painting of exposed bare and covered pipes, conduits and ducts (including color coding), and of hangers, exposed steel and iron work, and conduits and primed metal surfaces of equipment installed under mechanical and electrical work, except as otherwise indicated. D. "Paint" as used herein means all coating systems materials, including primers, emulsions, enamels, stains, sealers and fillers, and other applied materials whether used as prime, intermediate or finish coats. E. Surfaces to be Painted: Except where natural finish of material is specifically noted as a surface not to be painted, paint exposed surfaces whether or not colors are designated in "schedules". Where items or surfaces are not specifically mentioned, paint the same as similar adjacent materials or areas. If color or finish is not designated, Architect will select these from standard colors or finishes available. F. Following categories of work are not included as part of field-applied finish work. 1. Pre-Finished Items: Unless otherwise indicated, do not include painting when factory-finishing or installer finishing is specified for such items as (but not limited to) metal toilet enclosures, prefinished partition systems, acoustic materials, elevator entrance doors and frames, elevator equipment, and finished mechanical and electrical equipment, including light fixtures, switchgear and distribution cabinets. 2. Concealed Surfaces: Unless otherwise indicated, painting is not required on surfaces such as walls or ceilings in concealed areas and generally inaccessible areas, foundation spaces, furred areas, utility tunnels, pipe spaces, duct shafts and elevator shafts. 3. Finished Metal Surfaces: Unless otherwise indicated, metal surfaces of anodized aluminum, stainless steel, chromium plate, copper, bronze and similar finished materials will not require finish painting. 4. Operating Parts: Unless otherwise indicated, moving parts of operating units, mechanical and electrical parts, such as valve and damper operators, linkages, sinkages, sensing devices, motor and fan shafts will not require finish painting. G. Following categories of work are included under other sections of these specifications. 1. Shop Priming: Unless otherwise specified, shop priming of ferrous metal items is included under various sections for structural steel, metal fabrications, hollow metal work and similar items. 2. Unless otherwise specified, shop priming of fabricated components such as shop-fabricated or factory-built mechanical and electrical equipment or accessories is included under other sections of these specifications. H. Do not paint over any code-required labels, such as Underwriters' Laboratories and Factory Mutual, or any equipment identification, performance rating, name, or nomenclature plates. A. Types of identifying devices specified in this section include the following: 1. Room Signs (See Door Schedule) B. Note to the Contractor: If the Contract Sum (as awarded) is $100,000.00 or more, the Contractor shall furnish and erect a project sign and interior plaques as shown in "Detail of Project Sign" (DCM Form C-15) and "Plaque Detail" bound in the Project Manual at the end of "General Conditions". The project sign shall be erected in a prominent location selected by the Architect and Owner and shall be maintained in good condition until completion of Work. C. Extent of signs and plaque is indicated on the drawings. Work included in this section of the specifications shall consist generally of, but is not limited to, the following major systems or categories of work: The work includes the hydraulic design for modifications and installation of an existing automatic wet pipe fire extinguishing sprinkler system protecting the entire building. Hazard classifications shall be as presented on the fire protection documents. Wet pipe protection shall be for all piping located in the occupied space. It is intended the wet piping protect area below the ceiling. The wet piping shall be located as close to ceiling as possible to allow for ceiling insulation to cover wet pipe system. The design, equipment, materials, installation and workmanship shall be strict accordance with the required and advisory provisions of NFPA 13, except as modified herein. System shall include all materials, accessories, and equipment necessary to provide an automatic system which is complete and ready to use. Design and install system to give full consideration to lighting, blind spaces, piping, electrical equipment, ductwork, and all other construction and equipment to afford complete coverage in accordance with prevailing code requirements. The new layout of the existing sprinkler heads and piping shall accommodate the new floor plan. Fire protection system controls. Devices and equipment for fire protection service shall be of an approved make and type listed by the Underwriter's Laboratories, Inc., or approved by the Factory Mutual System. Testing and balancing shall be required of the air side products located in the area of work. However, work shall be required beyond the area of work indicated to properly balance existing variable air volume air terminal units. In particular, all air terminal units on the same air distribution system with air handling shall require control demands for proper balancing of the designated units. Coordination shall be required between the testing and balancing contractor, control contractor and mechanical contractor. The Contractor shall furnish all labor, materials, tools equipment, and perform all work and services necessary for or incidental to the design and installation, complete, of an approved fire protection system which shall be completely coordinated with the work of all other trades. All work shall be performed by an automatic sprinkler contractor licensed in the State of Alabama who shall certify the complete installation. Although such work is not specifically shown or specified, all supplementary or miscellaneous items, appurtenances and devices incidental to or necessary for a complete and operable installation shall be furnished and installed as part of this work. Shop drawings for the fire protection sprinkler system shall be submitted as signed and sealed documents by a registered Engineer, licensed in the State of Alabama. The work consists of furnishing all labor, materials and incidentals necessary for a completely functional system. In general, the work shall include, but not necessarily be limited to the following major subdivisions. Ductwork, grilles, and diffusers Insulation Dampers "Plans and specifications are for viewing purposes only. Official sets must be obtained from McKee and Associates to bid."
