IPaC Project Code: 2025-01321 A. The work will be done under one prime contract that includes: General Construction. B. The following summary is a general guide to the scope of work. It should not be construed as a detailed list of work included in the contract. 1. Disclaimer: Locations of potential entry points are approximate and are not intended to represent a comprehensive inventory of all locations. Recommended exclusion devices are based on professional opinion and readily available design manuals (Bats in Buildings: An Information and Exclusion Guide). ECT's Structure Inspection Memo Photolog may be used for photo references and ECT shall endeavor to make any necessary clarifications to the potential exclusion contractors at the pre-bid conference. Please note that conditions may have changed since the preparation of these materials, and the awarded contractor is responsible for availing itself of the present condition of the subject area, if necessary to properly perform the tasks described in the bid documents. ECT is not liable for any potential errors, omissions, changes, in site condition or data gaps herein. 2. This project involves the humane exclusion of bats from the MCF-St. Cloud Facility, the safe removal and disposal of bat waste, removal or soiled insulation, and the sanitation of the work area once bat waste has been removed. The project scope includes the performance of seven distinct activities which include the following: a. The contractor will conduct a thorough inspection of the work area within the MCF-St. Cloud Facility to identify possible bat entry and exit points which include voids, gaps, cracks, and crevices in attic roofing. b. The contractor will install one-way bat exclusion devices at all identified bat entry points to allow bats to exit but to prevent re-entry. c. The contractor will seal all secondary openings with appropriate materials to prevent bat passage. d. The contractor will remove all bat waste and associated debris using proper PPE and following OSHA guidelines for cleanup procedures. e. The contractor will properly sanitize affected surfaces within the work area to neutralize potential pathogens and odors. f. The contractor will dispose of bat waste in accordance with local and state regulations and will also bag and dispose of all removed insulation at an approved waste facility. g. The contractor will revisit the work area approximately three months following the installation of the exclusion devices and sealing of the entry points to ensure the devices are working properly and bats have vacated the work area. 2. Once bats have vacated the work area, the contractor will remove all installed exclusion devices. A separate contractor will concurrently seal the openings permanently to prevent further bat passage. This solicitation includes required insurance as recommended for the project's specifications and scope of work. It is highly encouraged potential responders review Section 00 73 16 Insurance Requirements as well as AIA A201, Article 11 of the solicitation before submitting a response. This solicitation includes qualification requirements. Attachment C of the Response Form contains the qualification requirements for the solicitation. Qualification requirements include, but are not limited to: Responding company has completed as a Prime Contractor, not as a subcontractor the work for at least five (5) contracts which have achieved Substantial Completion since January 1, 2020, for construction of general contracting for bat abatement services. Each of these contracts MUST have had a construction value of $100,000 or greater.
