Demolition and renovation of a multi-residential development in Pittsburgh, Pennsylvania. Completed plans call for the renovation of a two-story above grade multi-residential development; and two-story above grade multi-residential development.

140 PHDC IFB Structural stabilization of a two-story townhome at 2726 Bedford Avenue and selective demolition of a two-story townhome at 2728 Bedford Avenue in the Bedford neighborhood of the City of Pittsburgh. Bids are to be received from qualified contractors for these services. Questions Deadline: 12/1/2025 05:00 PM (ET) Period of Contract: 90 calendar days 30% MBE participation and 15% WBE participation. The contractor shall complete all required pre-demolition work, including rodent extermination, asbestos abatement, and tree removal, followed by interior demolition and cleanup at 2726 and 2728 Bedford Avenue. Work includes removing interior finishes, providing temporary shoring as needed, disconnecting or cutting back structural elements tied into the party wall, and adjusting electrical service as required. The contractor shall install necessary sheathing and bracing to the party wall to ensure stability during demolition. Demolition of 2728 will be completed in stages, with careful hand removal and salvage of brick where indicated, selective demolition of walls and structural components, and preservation of the existing sandstone foundation. After demolition, the contractor will stabilize the exposed party wall, install required sheathing, and construct temporary protection, including a curb and a framed roof over the remaining foundation cavity. For detailed scope of work, refer to construction documents The project area is located at 2728 Bedford Avenue and 2726 Bedford Avenue at the Bedford neighborhood of the City of Pittsburgh, PA 15219, designated as Block and Lot No. 10-D-59-A and 10-D-59 in the Allegheny County Department of Real Estate. The work to be completed under the contract shall be commenced within the time stated in the notice to proceed from PHDC. The Contractor shall fully complete the project within ninety (90) consecutive days from receipt of a notice to proceed from PHDC. In four phases, stabilize #2726 Bedford Ave, demolish a portion of #2726 Bedford Ave, and install temporary wall cladding and roof. Phase 1 : Interior demolition in #2726, demolish porches on both, relocate electrical service, site cleanup Phase 2: Install shoring in #2726, cut brick at front and rear to limit lateral load transfer. Phase 3: Demolish #2728 above foundations in stages Phase 4: Install zip sheathing on now exposed party wall, and frame a temporary roof over the basement cavity of #2728
