Renovation of a municipal facility in Warwick, Rhode Island. Completed plans call for the renovation of a one-story above grade municipal facility.
Remove and reconstruct the entire existing roof system, including roof membrane, rigid insulation, ice & water shield, and flashing down to the existing roof sheathing. If roof sheathing is deteriorated, replace with new plywood or OSB sheathing. Remove and replace all trim at eaves, rakes, and gutters. Provide and install all new step flashing at junctures with existing siding and roof penetrations. Remove and replace roof vents and associated vent pipe boots. Remove and reinstall existing antennas. Protect all adjacent areas and landscaping from debris and damage. Restore all disturbed surfaces to their original condition. All bidders must submit their bid on the supplied bid form. All questions are to be submitted in writing. Bidders must attend the mandatory pre-bid walkthrough. Any addenda will be issued only to those on the official bidder list. The Elizabeth Buffum Chace Center ("EBCC") requests proposals from licensed and insured roofing/general contractors for the re-roofing of its 7-unit apartment building, located at 15 Steele Avenue, Warwick, RI. The scope of work involves removal and installation of thermoplastic polyolefin ("TPO") roofing material over the entire flat roof area. Contractors shall provide documentation of manufacturer certification for installation of TPO brand specified or approved equivalent. Contractors are required to determine the size of the roof and amount of material needed to complete the scope of work as requested. Contractors are strongly encouraged to coordinate a site inspection prior to bid submission. The Project scope of work is further defined as follows: o Remove existing roof system, including under roof top HVAC units, down to deck and dispose of. o Install wood nailers around outside edge of roof as needed. o Provide R=30 insulation with 1/2 " coverboard fastened to deck. o Provide white fully adhered .060 TPO membrane (Carlisle or Johns Manville or approved equivalent) over new insulation, including under existing roof top HVAC units. o Contractor shall ensure installation is in accordance with Manufacturer's Specifications. o Flash all penetrations. o Provide manufacturer's .040 aluminum edge metal and cleat at perimeter. o Provide 20-year manufacturer's full system labor and material warranty. o Contractor shall ensure all existing roof top HVAC units are disconnected and reconnected by licensed/authorized sub-contractors, and shall warranty proper function upon re-installation/re-connection. o Contractor is to comply with all State of Rhode Island Building Codes relating to installation of roofing material and disconnection & re-connection of roof top HVAC units including, but not limited to, obtaining all necessary building/electrical permits for project. o Provide adequate liability and workers compensation insurance to EBCC including for sub-contractor(s). o Clean and remove all debris from worksite. Minority Business Enterprises are encouraged to be awarded at least 11% of the total contract amount for construction/public works projects
