Renovation of a religious / funeral development in Pontiac, Michigan. Completed plans call for the renovation of a one-story above grade religious / funeral development.
The City of Pontiac, Michigan is soliciting proposals for the replacement and/or repair of the roof at Oak Hill Cemetery, a designated historical building. The project requires adherence to standards set forth by the State Historic Preservation Office (SHPO) to ensure that any repairs or replacements maintain the historical integrity of the structure. The contractor will be responsible for all activities related to roof replacement or repair, including project planning, execution, compliance with applicable regulations, and post-project reporting. Both structures require careful handling due to their historical significance. The work includes re-roofing, substrate repairs, flashing replacement, and restoration of existing architectural elements while maintaining the original appearance. o Provide a watertight roofing system for both buildings. o Preserve and re-install historic clay/ceramic tiles on the Chapel dome. o Replace deteriorated roof decking and fascia boards as needed. o Install new roofing systems per specifications without altering the historic appearance. o Ensure compliance with Michigan Rehabilitation Code for Existing Buildings (2021), Chapter 12 - Historic Buildings. Scope of Work by Building A. Chapel o Tile Dome Roof: o Carefully remove, number, and store existing barrel and trough tiles. o Inspect and repair wood substrate; install waterproof underlayment and battens. o Re-install tiles using stainless steel or copper fasteners. o Replace missing or broken tiles with salvaged or custom-fabricated units; match color and finish. o Repair missing copper spire section. o Steep Roof Areas: o Remove existing asphalt shingles; replace damaged decking. o Install ice/water shield, underlayment, and new 3-tab asphalt shingles matching existing color. o Flat Roof Areas: o Remove existing SBS membrane and sealants; clean stone surfaces. o Install new cold-applied SBS modified bitumen roofing system with liquid-applied flashings. o Gutters & Flashings: o Remove, straighten, and re-install copper gutters and downspouts; replace damaged sections. o Re-use copper flashings where possible; replace with new copper if necessary. B. Office o Steep Roof Areas: o Remove existing asphalt shingles; replace damaged decking. o Install ice/water shield, underlayment, and new asphalt shingles. o Shed Roof Area: o Remove existing membrane; install SBS modified bitumen roofing with metal flashings. o Gutters & Fascia: o Re-use existing gutters where possible; replace damaged sections with aluminum (white finish). o Replace deteriorated fascia boards; paint to match existing. Materials o Asphalt shingles: 3-tab, matching existing profile (e.g., GAF Royal Sovereign or approved equal). o SBS modified bitumen roofing: Multi-ply cold-applied system (Elevate, Tremco, or approved equal). o Copper and aluminum flashings per Section 07620. Preservative-treated lumber for decking and battens. o Fasteners: Stainless steel or copper for tile installation. 6. Environmental & Safety o No asbestos detected per NTH Consultants report. o Maintain weather-tight conditions during construction. o Protect landscaped areas, irrigation systems, and cemetery grounds. o Comply with OSHA safety standards. 7. Submittals o Product data, shop drawings, and samples for all roofing materials. o Tile numbering and storage plan. o Manufacturer certifications and warranties. o Closeout documents including as-built drawings and maintenance manuals. 8. Warranty o Asphalt shingles: Minimum 25-year manufacturer warranty. o SBS roofing: 20-year non-prorated manufacturer warranty. o Contractor workmanship: 1-year guarantee from final acceptance. 9. Schedule o Work to commence within 30 days of contract execution. o Substantial completion defined as installation of all roofing systems and achieving watertight condition.
