SCOPE OF WORK The Tribe is soliciting proposals from qualified commercial roofing contractors to replace the existing roofs on two Tribal-owned buildings at 500 N Main Street in Joseph, Oregon. These facilities include administrative offices and a maintenance building, each with awnings (see Exhibit A). The purpose of this project is to provide a durable, code-compliant, solar-ready roofing system that will support a future rooftop photovoltaic (PV) array while maintaining a full manufacturer's warranty after solar installation. The new roof must meet or exceed all applicable building codes and incorporate design features that facilitate the future installation of solar panels, including applicable snow loads and structural capacity, membrane compatibility, and coordination for conduit pathways and attachment points Contractor Responsibilities The selected contractorshallfurnishalllabor,materials,personnel,equipment, and supervisionneeded to complete the work.At a minimum, proposals shall address the following: 1. Removal and Inspection: Perform a complete tear-off to the structural deck (combined area: ~5,700 ft2 ). Inspect the deck and provide unit pricing for any needed deck, blocking, or drainage repairs. 2. Roof System Installation: Furnish and install a code-compliant roof assembly providing a minimum insulation value of R-38 and a wind-uplift rating of ANSI/SPRI/UL-110 or greater. The contractor may recommend the most appropriate system (e.g., single-ply membrane, modified bitumen, or standing seam metal) provided it is compatible with rooftop solar installations and maintains manufacturer warranty after PV installation.
