The scope of work includes: possession of a Class A license (a copy must be submitted with the bid), chiller equipment experience, changing belts on all units under 7.5 tons once per year and on units 7.5 tons or larger twice per year, use of pleated filters with a minimum rating of 7 Merv dated at installation, and automatic authorization for repairs under $300 during maintenance with approval required for those above $300. Quarterly services are specified as follows: 1st Quarter - Filter change, audio/visual inspection of mechanical equipment, adjustment of belts, drains checked/cleared. 2nd Quarter/Bi-Annual - Filter change, audio/visual inspection, adjustment of belts, drains checked/cleared, full check of refrigerant levels, current draws of electrical motors, tightening of electrical connections, and cleaning all outdoor coils. 3rd Quarter - Filter change, audio/visual inspection, adjustment of belts, drains checked/cleared. Travel time to Conroe is to be included in the hourly rate. Prices should include all labor, filters, and miscellaneous equipment. Instructions to bidders: Bids must be submitted electronically through the OpenGov Procurement Portal. No offers may be withdrawn within 45 days after bid opening without owner consent.
