A timeline for the award has not yet been established.** This project is the new construction of four, three story wood framed buildings, containing 102 units, a community building, a gazebo, and a mail kiosk. Construction of a new 102-unit multifamily apartment complex (the Project) designed and constructed per the requirements of the 2024 Georgia Department of Community Affairs Qualified Allocation Plan 4% Bond Program (Application), applicable building and accessibility Codes, local requirements and the Owner selected sustainability program. Property will be designed for senior HFOP 55+ occupancy and will consist of ninety (90) one-bedroom types, twelve (12) two-bedroom types, a community center/leasing office building and site amenities as selected by the Owner and denoted on the conceptual site plan. Construction is to comply with the selected energy efficiency and sustainability certification program per the attached certification worksheet Construction Contract: Bids will be received for the following Work: 1. General Contract (all trades). Value Range: $10MM - <$25MM Each bid shall be accompanied by a Bid Bond (Bond only; cashier's check or other forms are not acceptable) in an amount of not less than five percent (5%) of the bid for the complete work. The Bid Bond shall be forfeited to the Owner as liquidated damages if the Bidder fails to execute the Contract and provide Performance and Payment Bonds within ten (10) calendar days after being notified that he has been awarded the Contract. *The value for this project is based on a financial range.
