Site work and new construction of an elderly care / assisted living facility in Fort St. John, British Columbia. Completed plans call for the construction of a 120,960-square-foot, four-story above grade, 84-unit elderly care / assisted living facility; and for site work for a elderly care / assisted living facility.

The Project will improve health outcomes in northeastern B.C. by expanding long-term care services in Fort St. John, B.C. with the addition of long-term care beds, which should lead to a reduction in demand for acute hospital care beds. The Project consists of a new 84-bed long-term care facility (New Facility) and an expansion and renovation (Kitchen Upgrades) of the existing food services kitchen located within the Hospital (Existing Kitchen) to support the New Facility. Design and Construction of the New Facility A. It is anticipated the New Facility will be a four-storey concrete and steel building, with a building gross floor area of approximately 11,200 sm. It will be interconnected with Peace Villa through an enclosed passageway. B. It will be designed to achieve: (i) LEED Gold certification; and (ii) Targets for energy conservation measures and greenhouse gas (GHG) emissions reduction. (c) The New Facility will include: (i) 84 single-occupancy resident rooms in seven households to accommodate long-term care, assisted living, dementia alternative housing and short stay beds. The resident rooms will be comprised of the following: 55 typical long-term care rooms (arranged in five households); 22 Universal Bed Model rooms (arranged in two households) 7 bariatric rooms (one in each of the seven households) (ii) a 30-space adult day program with social and recreational spaces; (iii) a range of support spaces such as medication rooms, utility rooms, resident laundry rooms; (iv) mechanical and electrical rooms, Information Management Information Technology (IM/IT) spaces; (v) fire alarm system and nurse call system that are integrated with the existing Hospital; (vi) 65 new surface parking stalls, comprised of: 62 stalls for resident, visitor, and staff; and, 3 stalls for drop-off/pick-up; and (vii) landscaping. Design and Construction of Kitchen Upgrades (a) The Kitchen Upgrades will be on Level 0 of the Existing Hospital and will include expansion and renovation scopes. (i) The expansion scope may include a new pot and utensil wash area, a new walk-in cooler, and walk-in freezer. (ii) Renovation of the interior of the Existing Kitchen will be required to accommodate new cooking equipment. (b) Scope also includes landscaping impacted by the Kitchen Upgrades. (c) The cost of the Kitchen Upgrades is estimated to be between the range of $1 million and $2 million, excluding the equipment. This cost will be included within the Design-Build Price Ceiling. QA date - 1-29-2026 Respondents are encouraged to submit Enquiries at an early date and prior to 15:00 Pacific Time on the day that is 10 Business Days before the Submission Time to permit consideration by the Authority
