Renovation of a detention facility in Hanover, Virginia. Completed plans call for the renovation of a 90,000-square-foot, one-story above grade detention facility.
The purpose is to solicit bids from qualified Contractors to repair and restore approximately 90,000 square feet of existing modified bitumen membrane roof and TPO flat roof sections. This work will be performed at the Pamunkey Regional Jail. The restoration must be completed with a Polyurea coating system to provide a seamless, durable, and watertight roof surface. The Contractor is required to provide all labor, equipment, tools, and materials needed for the roof repairs, except for 191 4.5-gallon pails of Polyurea coating, which will be supplied by the County. The work includes: completing all necessary field and flashing repairs, removal of wet insulation and defective materials as identified through a moisture detection survey, checking and repairing modified bitumen seams, repairing blisters, holes, cuts, cracks, and other surface defects, power washing all roof surfaces, applying Bleed Block Primer, reinforcing all seams, penetrations, and flashings with reinforced fabric tape, and applying base and top coatings as specified. The completed work must comply with manufacturer's standards and provide a seamless, watertight, and durable surface. A Roof Conditions report is incorporated by reference to guide bidders in preparing their proposals. Complete all necessary field and flashing repairs, including the removal of all wet insulation and defective materials as identified through a moisture detection survey such as an infrared scan and replacement with like materials. B. Check all modified bitumen seams; and any loose or damaged seams must be resealed/repaired. Repair blisters, holes, cuts, cracks, splits or other MB surface defects with compatible materials. C. Carefully power wash all roof surfaces with greater than 2,000 psi pressure to remove debris, rust, scale, dirt, dust, chalking, peeling, flaking coatings, etc.-Apply Bleed Block Primer at 1.0 gal/100 sq. ft. (0.41 L/m2) to prevent staining of Liquitec coating or equivalent . Allow for completely dry. D. Apply Bleed Block Primer at 1.0 gal/100 sq. ft. (0.41 L/m2) to prevent staining of Liquitec coating or equivalent. Allow for completely dry. E. Reinforce all seams, penetrations, and flashings with Unibond reinforced fabric tape and coat with a base coat of Liquitec or equivalent. Let dry for a minimum of 12 hours. F. Apply a base coating of Liquitec or equivalent at minimum application rate of 2.0 gal/100 sq. ft. (0.82 L/m2) over the entire roof surface, including all flashings. G. Apply a top coating of Liquitec or equivalent in a perpendicular direction over the base coat at 2.0 gal/100 sq. ft. (0.82 L/m2) for granule modified bitumen
