Sunset Hills Tennis Court Retaining Wall: 401 East Greenway Dr, Greensboro, North Carolina Total length: Approximately total footage of 45 feet (2 separate sections) Question Deadline January 7, 2026 questions regarding this event may be submitted through the Greensboro eProcurement System (GePS). Answers will be posted in GePS within two days of the close of the Question and Answer Period; see Item 12: Submission and Response Schedule. The project consists of furnishing all labor, materials, equipment, supervision, and incidentals necessary to repair and restore an existing retaining wall located at Sunset Hills Tennis Court, 401 East Greenway Drive Greensboro, North Carolina. The objective of this project is to stabilize and reconstruct the affected portions of the wall to ensure long-term structural performance and safety in accordance with all applicable local and state laws. 1. Area Requiring Repairs: Sunset Hills Tennis Court Retaining Wall: 401 East Greenway Dr, Greensboro, North Carolina Total length: Approximately total footage of 45 feet (2 separate sections) Section: 1 Lenth: 20 feet Height: 32 inches Width: 8 inches Section: 2 Length: Approximately 20 feet Height: 40 inches Width: 8 inches All measurements are approximate. It is the contractor's responsibility to verify all dimensions and conditions on site prior to submitting a lump-sum price proposal. Bidders are expected to provide a cost proposal for repairing the wall and column as described. 1. General Requirements: - The Contractor shall furnish all labor, materials, tools, supervision, equipment, transportation, and incidentals required to complete the retaining wall repair as shown on the pictures provided by the Owner. - The Contractor shall comply with all applicable safety regulations, local ordinances, and permitting requirements. All work shall be coordinated to minimize disruption to traffic and adjacent properties along the area. Traffic control and pedestrian safety measures shall be implemented in accordance with the latest NCDOT standards. - The Work covered in this section consists of all elements pertaining to retaining wall and column construction. The City shall have the authority to approve or reject wall structure types and appearance. 2. Site Preparation and Investigation - Perform a detailed site investigation to document existing wall conditions, material types, and areas of structural failure. - Identify all underground utilities through coordination with NC 811 prior to any excavation activities (if applicable). - Establish construction limits and install temporary barriers, signage, traffic control, and site access. - Remove vegetation, loose debris, and any obstructions necessary to perform the work. 3. Demolition and Excavation - Carefully demolish and remove all deteriorated, failed, or unstable sections of the existing retaining wall. - Excavate behind and beneath the wall as needed to access the failure zone, ensuring the stability of adjacent structures and slopes. - Dispose of all unsuitable or waste materials at an approved off-site facility in accordance with local and environmental regulations. 4. Wall Repair and Reconstruction - Reconstruct the retaining wall utilizing materials matching the existing construction. - Replace or reconstruct the wall foundation and footing where undermined or deficient, ensuring adequate bearing capacity and level alignment. - Ensure wall alignment, batter, and elevation. - The materials shall be subject to the approval of the City. 5. Finishing and Site Restoration - Apply protective sealant, waterproofing, or surface treatment. - Remove all temporary facilities, equipment, and debris from the site upon completion. - Perform final site restoration, and cleanup to the satisfaction of the Owner. - Submit final photographs verifying completion and compliance. - Moist curing: Keep the new mortar damp for at least 72 hours by misting it with water. This slows the drying process, allowing the mortar to develop maximum strength and preventing hairline cracks. - Final cleaning: After the mortar has fully hardened (wait at least 30 days if a chemical cleaner will be used), clean exposed brick surfaces with a stiff-nylon brush and clean water. Do not use acid-based cleaners without consulting the manufacturer, as they can damage masonry. 6. Material specifications - Mortar mix: For most repairs, Type N mortar is recommended. It is a versatile, medium-strength mix that balances strength and flexibility. - Matching brick: If replacing units, select bricks that match the existing ones in color, size, and texture. This may involve examining and matching the blend of colors, the percentage of each color, and the placement pattern. For historical repairs, testing the existing mortar and brick may be necessary. 7. Preparation of the work area - Remove old mortar: Joint shape: Ensure the depth of the joint is uniform and has a square, rather than a V-shape, back to provide maximum bonding surface for the new mortar. Clean and moisten: Brush or blow out loose particles and debris. Before repointing, thoroughly dampen the joints and surrounding brickwork with water. The masonry should be damp but without standing water when the new mortar is applied. This prevents the old, dry brick from drawing moisture too quickly from the new mortar. - Apply mortar in layers: For deep joints, apply new mortar in tightly packed, thin layers (no more than 1/4 inch at a time). Let each layer become "thumbprint hard"-- or firm enough to hold a thumbprint--before applying the next. - Fill completely: Press the mortar firmly into the joint using a tuck-pointing trowel, ensuring no air pockets remain. - Tool the joints: Once the final layer of mortar is thumbprint hard, use a jointing tool to compress and shape the mortar. The new joint should match the profile of the existing masonry joints (e.g., concave, weather-struck, or flush). - Clean excess mortar: Brush away excess mortar from the face of the bricks immediately after tooling to prevent hardened smears. 8. Deliverables - Pre- and post-construction photographic documentation. - Warranty documentation for materials and workmanship. - Installation of the wall structures shall consist of constructing a support/foundation and unit masonry core filled with concrete. The Contractor shall be responsible for providing the necessary tradesmen to construct all brick walls in accordance with the standards. Final approval will only take place upon field review of the installed brick wall structure type, and appearance. 9. Schedule - Anticipated Construction Duration: Approximately 60 days, subject to weather conditions and site accessibility. 10. Pricing - Payment will be made on a lump sum basis based on the specifications covered in this RFB. - All measurements are approximate. It is the contractor's responsibility to verify all dimensions and conditions on site prior to submitting a lump-sum price proposal. Bidders should include all labor, materials, and equipment necessary to complete the repairs as described.
