District-Wide Air Conditioning - Phase 1A & 1B - General Construction - GC-01. The Clarkstown Central School District invites bid proposals for the CCSD District-Wide Air Conditioning - Phase 1A and 1B Projects involving Little Tor Elementary School (LTES) and Laurel Plains Elementary School (LPES). The project includes Common Space HVAC improvements and General Improvements at both schools. The scope of the Work of this project is as follows: a. Phase 1A Common Space HVAC at the Laurel Plains Elementary School: HVAC upgrades and related work to add air conditioning at Gym and Cafeteria. b. Phase 1B General Improvements at the Laurel Plains Elementary School: HVAC upgrades, window and door replacement, interior flooring replacement, acoustical ceiling replacement and related work. c. Phase 1A Common Space HVAC at the Little Tor ElementarySchool: HVAC upgrades and related work to add air conditioning at Gym and Cafeteria. d. Phase 1B General Improvements at the Little Tor Elementary School: HVAC upgrades, window and door replacement, interioR A. Scope of Work: The Work of the GC includes, but is not limited to, the following: 1. Provide all work identified in the Contract Documents. 2. Provide all demolition as indicated in the Construction Documents, or required for Work of this Prime Contract: Coordinate all demolition with Hazardous Materials documents. Coordinate with all other Prime Contracts regarding removals required for the Project. Demolition of a system shall mean any and all components removed in their entirety, to the point of origin, source or substrate. 3. Access Hatches: Provide all required access hatches. GC shall coordinate with MEP trades for locations and clearances. 4. Access Doors/Panels: Provide all access doors/panels indicated, and those not indicated whereas inaccessible installations have been provided by this Prime Contract, located above hard ceilings or in walls. Access panels required for MEP equipment accessibility are to be furnished by the MEP contractors and installed by GC. Coordinate locations for access panels with MEP contracts. Any miscoordination of access panels resulting in corrective work will be the sole responsibility of the GC. 5. Structure: All work associated with creating structural openings or penetrations including structural steel support/dunnage, supplemental steel and lintels (i.e. for ductwork and large pipe or conduit penetrations) shall be by GC unless otherwise noted. This applies to all openings/penetrations greater than 5-inches. Review "M" and "E" drawings for scope that may not otherwise be shown on "A" and "S" drawings. WC shall provide support lintels under window replacements. GC shall provide lintels and shop drawings for such openings for review by Design Team. Other primes shall indicate all required openings/penetrations requiring lintels on their coordination & Shop Drawings. Refer to Structural documents for lintel type/size requirements and Architectural drawings for wall types. Walls not specifically identified in the documents are to be assumed as masonry construction. All openings/penetrations shall be identified on Record Drawings by the Prime Contract requiring the opening. Exact physical locations shall be laid-out and sequencing coordinated with other respective Prime Contractors. 6. Penetrations: The MC, EC, WC shall mark penetrations larger than 5" for GC to perform. Coordinate MEP opening sizes and locations (HVAC units, louvers, vents, grilles, registers, diffusers, electrical fixtures etc.) with MEP trades. Lintels for these openings shall be provided by GC. Install sleeves in foundation walls for penetrations by other prime contractors. MEP contractors shall provide to the GC a written sketch showing exact height/locations with distance from column line and depth below finished slab within sufficient time for GC to install. If information is not provided in a timely manner by MEP as determined by the Owner & CM, then core drilling is the responsibility of the affected contractor. Non-structural openings/penetrations under 5-inches and including those for convenience, shall be self-provided by the respective Prime Contractor requiring such opening/penetration. 7. Roofing: GC shall provide all insulation, flashing and cutting/patching for rooftop equipment. Roofing warranty shall be maintained. Roof top unit curbs & rails shall be furnished, coordinated, lifted/picked, leveled and installed (excluding roof flashing) by MC. Roof openings & structural reinforcing shall be by GC. Pipe portals/pitch pockets shall be furnished & set in place by the contractor requiring such. 8. Temporary Roof Protection: Temporary fall and weather protection of open curbs shall be provided and maintained by the GC in cooperation with other primes. Water infiltration because of MC or EC not re-protecting areas due to their work shall be the sole responsibility of such trade to reimburse the GC for reprotection. Any damage to interior finishes caused by water infiltration will be the responsibility of that prime contractor causing the leak to correct the damages per the terms of the contract. 9. Provide removal & infill work as indicated for existing louvers located within exterior masonry walls. MC shall disconnect and remove associated HVAC elements. 10. Fire alarm mag holds shall be furnished and wired by EC and shall be installed on doors by GC. 11. Provide self-level topping for all flooring substrates. The use of feather finish is at the Architect's discretion dependent on observed substrate. 12. GC shall perform all related site landscape and civil scopes of work for electrical site utility scope of work, including, but not limited to, excavations, removals, backfilling, restoration, equipment pads, bollards, fences, etc. MEP contractors shall provide mark out, leveling, bedding, & testing prior to backfilling. 13. Provide temporary removal, storage, re-installation, and cleaning of all classroom furniture (desks, shelving, chairs, bookcases, etc) required to be removed to facilitate the scope of work within the identified spaces. The GC shall document all property removed and shall restore the room in-kind as discovered prior to construction. GC shall provide temporary storage containers on-site of all district property/furniture removed to facilitate the scope of work. 14. Coordinate with other Prime Contracts, Owner and Construction Manager as required to adhere to and maintain approved Project Master Schedules. Prior to first payment, this includes developing and submitting the Project Master Schedule. 15. Provide all new ceiling systems and patching of existing ceilings, complete where indicated in Contract Documents and as required to complete this Contractor's Work. 16. The GC shall coordinate with general work MEP and shall provide necessary work required to complete the MEP general contract work. 17. Provide and install flooring protection at all schools prior to demolition to protect the owner's property, and to accommodate storage of Owner property. Flooring protection shall be 6 Mil plastic sheeting covered by Masonite hardboard of 1/8" thickness installed so as to cover entire floor area of designated spaces, with joints abutting one another and each joint fully taped with duct tape. At the conclusion of interior work, all interior work areas shall be cleaned and Masonite hardboard and plastic sheeting removed in order for the district to restore the classroom(s) and/or corridors. After the removal of Masonite and plastic sheeting, the exposed existing flooring shall be swept clean by GC. 18. Provide one (1) additional 45' storage container for the Owner's use, to be placed as directed by the Owner. GC shall provide a Schedule of Values line item in the base bid for storage trailers. If Owner chooses not to utilize this provision, the value of the storage trailers shall be credited back to the Owner at the end of the project. 19. Provide all demolition and new construction of housekeeping pads for MEP contractors as shown on the contract documents and as required. This work shall include cast-in-place stairs and raised concrete floor as indicated. 20. GC shall conform to phasing and sequencing of work as coordinated with the Owner. See Milestone Schedule. 21. Environmental Protection: Provide protection, and conduct construction in ways and by methods that comply with environmental regulations and that minimize possible air, waterway, and subsoil contamination or pollution or other undesirable effects. 22. Provide dust control within delineated building site while the Work of this Contract is being performed. Limit situations that may create dust contamination while Work of this Contract is idle. 23. Provide all Control Lines and Elevations as required. GC shall transfer lines and elevations to other locations as necessary. 24. Provide cut and patch work related to that of this Prime Contract, and at those areas specifically identified in the Construction Documents, regardless of trade creating the area to be patched. Each Prime Contract is responsible for all other respective cutting and patching required of their installations (refer to Section 01 73 29 for further information). 25. Provide all prep/paint finishes as indicated in the Construction Documents. 26. Provide finishes including, but not limited to; CMU, gypsum board assemblies, plaster, suspended ceiling systems, and all paint and finish systems including those on all surfaces adjacent to and damaged by renovation work during the Project. 27. Provide all miscellaneous wood blocking, shimming and supports for items or equipment installed under this Prime Contract, and as coordinated with other Prime Contracts for metal strapping and/or wood blocking for installation of MEP for interior Work. 28. Provide through-penetration fire stop systems in new and existing unit masonry assemblies, gypsum wall construction, floor penetrations, and at all structural member penetrations as per contract documents for penetrations larger than 5". Contractor shall coordinate with all MEP contractors to complete the scope of work. 29. GC is specifically reminded that there may be miscellaneous asbestos pipe insulation/fittings above some ceilings and inside wall areas. Contractor will investigate above the ceiling and walls prior to demolition and carefully perform the work as necessary to not disturb any insulation/fittings. 30. Provide all necessary patching/self-leveling/grinding of flooring substrate to insure a suitable smooth flat floor finish prior to installation of new flooring. 31. Substantial Completion: Clean all GC installations and provided equipment at the time of Substantial Completion or as directed by Construction Manager. 32. Provide negative air machines to properly exhaust all work areas of any odors, dust, fumes. 33. Refer to Division 00 Section "Project Forms" and make use of these forms for the installation and coordination of the Work. These forms are included to assist this Prime Contract with coordinating the installation of Work by others prior to enclosing and/or finishing work. Owner will not compensate Prime Contract for work not properly coordinated that result in added work, or removal of work. Secure the proper signatures or acknowledgements, as indicated, prior to installing/completing the Work.
