Renovation of a municipal facility in Durham, North Carolina. Completed plans call for the renovation of a one-story above grade municipal facility.
The City of Durham plans to retrofit the obsolete building controls at the General Services Building, as the building's controls are failing and are no longer being manufactured or supported. The Controls Contractor selected for the job will be required to: - Back up the old system and configuration. - Replace older PUP Network controls with modern BACnet controls. Provide old controllers to the City for use as spares. - Replicate any programming, trends, and settings active in the current system. Reestablish any connections between devices, schedules, and systems outside of General Services. - Integrate the new controls to the Jace and provide necessary information to Brady Services, who will update the Enterprise Web Supervisor. - Update the Jace to Niagara version 4.10. - Commission the new controls to ensure full functionality in the new system. - Remove old PUP devices from the system to free up device licenses. - Update controls schematics and sequences of operation or create them if old schematics and sequences are unavailable. - Provide any software necessary to update controller-level settings if they cannot be updated via the City's Tridium Niagara System. The building controls in scope include all 39 VAVs and associated temperature sensors/controllers, all 9 Unit Heater Controllers and associated temperature sensors/controllers, and all 8 Exhaust Fans. The three RTUs have already been converted to BACnet and do not need to be changed, but links between these RTUs and converted items may be necessary. Modbus connections to the main building meter and solar inverter do not need modification. Bidders must fill out the required UBE Construction forms and include them in their bid package to be considered responsive. Evidence of proper licensing under Chapter 87 of the N.C. General Statutes is required, including General Contractors, Plumbing and Heating, and Electrical Licenses. The following forms must be included with the bid proposal: Bid Forms, Non-Collusion Affidavit, Contractor Safety Record Information, and Equal Business Opportunity Program Construction Forms. Any bids submitted without these forms may be deemed as non-responsive. The City of Durham reserves the right to reject any or all bids, waive informalities, and/or accept such a bid as appears in its judgement to be in the best interest of the City.
