Renovation of an educational facility in Allamuchy Township, New Jersey. Completed plans call for the renovation of a 75,544-square-foot, one-story above grade educational facility.

Disclaimer: If you are interested in bidding on this project, you MUST purchase bid documents from Parette Somjen Architects by calling 973-586-2400 The scope of this project includes replacing the existing unit ventilators, replacing existing heat exchangers with rooftop units, replacing existing piping, replacing boiler room equipment, and the installation of a new DOAS unit. The Contract Documents define the full project scope. Bids will be received for a lump sum price for the entire project, all trades, all inclusive. Bidders must be pre-qualified by the New Jersey Department of Treasury, Division of Property Management and Construction (DPMC) in the category of (C832) HVACR. Bidders and subcontractors for each major branch of work must be prequalified by the DPMC. Bidders must submit a Certificate of Prequalification/Classification from the DPMC and an Affidavit as to the Total Amount of Uncompleted Contracts for the bidder and all listed subcontractors for whom DPMC prequalification is required. The successful bidder will be required to execute a contract agreeing to be bound by applicable provisions pursuant to the Educational Facilities Construction Financing Act. No modifications to the enclosed Instructions to Bidders, General Conditions, Supplemental Conditions, or Specifications will be permitted prior to bid acceptance except as may be allowed by addenda as outlined in the Specifications. Bids that propose modifications to the requirements will result in rejection as being non-responsive. Bidders must comply with requirements of N.J.S.A. 10:5-31 et seq and N.J.A.C. 17:27 et seq. All bidders must submit a statement setting forth the names and addresses of persons that own ten percent or more of its stock or interest at all levels of ownership. Bidders and all listed subcontractors must comply with the Public Works Contractor Registration Act and possess current certification from the Division of Wage and Hour Compliance in the Department of Labor and Workforce Development at the time the bid is submitted. All required business registration certificates must be submitted prior to contract award. Bids must be accompanied by bid security in the form of a certified or cashier's check payable to the Great Meadows Regional School District equal to 10% of the bid amount, but not more than $20,000, and a Certificate of Consent of Surety. The successful bidder will be required to furnish additional bonds as specified in the bid documents. The Board of Education reserves the right to reject any or all bids and to waive minor informalities or non-material exceptions. WORK IDENTIFIED IN CONTRACT DOCUMENTS A. The Scope of Work for the Project is determined by the complete construction documentation, including all addenda thereto issued during the bid cycle, and the full Scope of Work is not limited by the brief summary of the Work provided here or in the Division 01 Summary of Work section, and including any Summary of Site Work section for projects involving exterior site improvements. Such "summaries" are issued to provide Bidders with a basic understanding of the general intent of the Project, and as such, the summaries are not exhaustive, all-inclusive listings of project scope. Absence of any specific detail in an offered summary does not remove such element from the Scope of Work presented by the complete document set.The Scope of Work includes the following: 1. The scope of this project includes, but is not limited to, replacing the existing unit ventilators, replacing existing heat exchangers with roof top units, replacing existing piping, replacing boiler room equipment, and the installation of a new DOAS unit. Verbal answers will not be given, and if encountered, are not binding on any party. Written questions and answers will be part of the project record. C. Questions must be received by the Architect by December 19, 2025, not later than three (3) business days prior to the deadline for last issuance of addenda. Pursuant to N.J.S.A. 18A:18A-21c(2), any replies or other revisions will be made only by written Addendum, and will be issued no later than seven (7) days (Saturdays, Sundays, and holidays excepted) before date set for receipt of Bids
