This project consist of a mod-bit roof overlay and associated MEP work to raise units and associated power/gas/condensate. Scheduled to be summer of 2026 work. ROOF SYSTEM - Roof Areas A, B, and C. Base flashings are worn. Refer to photos 7, 16, 17, and 32-34. Low flashing at some equipment curbs. Refer to photo 8. Roof drains are clogged with leaves and debris. Refer to photo 9. Fill material at pitch pans are shrinking. Pitch pans are not warrantable. Refer to photos 10 and 11. Roof edge flashings are worn. Refer to photos 12-14. Sealants at base flashing are cracked and deteriorating. Refer to photos 7, 16, and 17. Degranulation of the aggregate layer. Refer to photos 15 and 19-21. Pipe supports missing or damaged. Refer to photos 22 and 25. Paint on pipes is worn away, exposing rusted pipes. Refer to photos 22-24. Abandoned curb, multi-pipe penetrations, and pitch pans on roof. Refer to photos 10, 26, and 27. Lead flashing at plumbing vents is worn and damaged. Refer to photo 28. A few fasteners are fastened through the metal curb caps. Refer to photo 29. Several remedial repairs have been made at the field and roof edges. Refer to photos 18, 30, and 31. Expansion joint sheet metal, base flashing, and membrane are all worn. Refer to photos 32-34. Remedial sealants at expansion joints are deteriorating. Refer to photos 32-34. Roof hatch has no fall prevention railing. Refer to photo 35.
