Reference Number 0000309792 Question Acceptance Deadline 2026/01/09 12:00:00 PM EST In the summer of 2024, the Council of the City of Toronto (the "City") adopted Official Plan Amendment 729, Zoning By-law 904-2024, and Zoning By-law 871-2024, to permit construction of the Buildings (as defined below) on the lands legally described as: Lot 1 on Plan 599 City West; City of Toronto, as in PIN 21274-0048 (LT); and Lots 2 to 4 on Plan 599 City West; Lots 21 to 22 on Plan 371 City West; Part Lot 20 on Plan 371 City West; designated as Part 1 and 2 on 64R-16052; City of Toronto, as in PIN 21274-0047 (LT), and municipally known as 1113-1125 Dundas Street West, Toronto (collectively, the "Site"). Located in in Toronto's vibrant Queen West neighborhood, the Site occupies a prime position east of Ossington Avenue on the south side of Dundas Avenue West, as indicated in the map below. The Site is connected to public transit via the 505 Dundas streetcar and is within walking distance of the Ossington subway station. The proposed design, construction and redevelopment of the Site includes the following elements: a ten (10) storey mass timber mixed-use building along the north side of the Site fronting Dundas Street West, featuring 194 m2 of ground-floor non-residential space, residential units above, and on-site amenities (the "Residential Building"); and a one (1) storey building at the rear (south) of the Site, north of the existing laneway, dedicated to bicycle parking (the "Bicycle Building" and together with the Residential Building, the "Buildings"); an outdoor amenity space is between the Buildings; a total site area of 1,699 m2, including 5,957 m2 of gross floor area ("GFA") with an estimated 94 residential units in the Residential Building; no vehicular parking; and the Residential Building will harness clean, renewable geothermal energy providing efficient heating in winter and cooling in summer while significantly reducing carbon emissions, (collectively, the "Project").
