Renovation of a mixed-use development in Chelsea, Massachusetts. Completed plans call for the renovation of a library; and municipal facility.
General Contractor Category: DOORS & WINDOWS - this project includes the removal and replacement of the first floor windows at the public library. the scope includes removing and replacing trim and millwork as needed for the removal and installation of new windows. this is phase one of two for the library window replacement. The City of Chelsea Department of Public Works is seeking to replace exterior windows in our historic City Hall and Library buildings. The City intends to procure this work as a single contract in anticipation of advantageous pricing for a single period of mobilization. City Hall is located at 500 Broadway and the Public Library is located at 569 Broadway in Chelsea MA. - Remove and dispose of 17 existing wood window sash, weights and pulleys in City Hall. Locations include City Council Conference Room, Deputy City Manager's office, HR Conference Room, HR staff and director's offices, City Manager's office, City Manager staff offices and foyer stair case. Remove and dispose of 34 existing wood window sash, weights and pulleys on the main floor of the Chelsea Public Library. . Maintain interior trim and millwork. Remove trim cap as necessary to install windows. Reinstall, repair and refinish removed trim to match original (like new) conditions. . Provide continuous seal and backer rod at window exterior to achieve product thermal performance rating . Remove and dispose of existing exterior staff bead surround at window jambs and head. Provide and install new staff bead that replicates the profile of the historic trim. Paint to match existing trim . Replacement of damaged interior sills is required where necessary. However, current observation is that all interior sills are suitable to remain but shall be refinished and stained to match existing interior trim. Contractor to confirm status of each interior sill with Superintendent of Buildings and Grounds prior to beginning work. . All existing exterior sill plates shall be either repaired or replaced, and then clad with metal closure plate to match new window finish. a. Current observation is that all exterior sills at the Library are suitable to remain (repair and repaint). Contractor to confirm status of each exterior sill with Superintendent of Buildings and Grounds prior to beginning work. b. Current observation is that only four sills at City Hall are suitable to remain (repair and repaint) and that all others require replacement. Contractor shall install new custom mill casing and new wood sills to match existing, and caulk casing perimeter to avoid water penetration. Contractor to confirm status of each exterior sill with Superintendent of Buildings and Grounds prior to beginning work. . Current observation is that all exterior transom bars at City Hall are rotted and require demo and replacement with new pressure treated transom bars and new exterior transom paneling. New transom work shall be caulked and finished to match existing. Contractor to confirm status of each transom bar with Superintendent of Buildings and Grounds prior to beginning work. . City Hall window inserts in offices shall also include window screens on all lower sashes. Screens are not required on Council Conference Room windows (type 5), second floor staircase (type 3), or first floor entryway (type 4). No windows screens are required at the Library. . All windows on East Elevation of Library shall have translucent glazing. . AC Units removed from City Hall windows will not be reinstalled. Provide transom, upper sash, and lower sash for all windows.
