IAQ Repairs (Off Reservation) Question Deadline 01/15/2026 at 5:00 PM ET Questions, as well as any submission submitted by bidder To: KamilleGomez@semtribe.com The Housing Department of the Seminole Tribe of Florida is requesting bids from qualified contractors to provide IAQ repair services needed at 13774 North West 19 th Street, Pembroke Pines, Florida 33028. o Schedules should be submitted with all bids and updated any time there is a change o Contractors are expected to work Monday-Friday, 8:00AM - 5:00PM unless otherwise specified by the TRIBE's Project Manager o No work shall be performed on Tribal events, holidays, and advisory emergencies, unless otherwise determined by the TRIBE. o When installing new drywall in bedroom, living room, etc., backing must be provided for TVs being mounted on the wall o Place a chase and an outlet at the same area where backing is located o Seal all recess lighting, caulk the lights to the ceiling o Caulk around all exterior lights o All exterior light fixtures must be LED o Any penetration that are made through the wall to the exterior must be caulked orsealed o Any new gutters must have leaf guard o Any roof repairs/replacement must follow Miami-Dade standards GENERAL: o Set up containment area to isolate location(s) with six (6) Mil plastic and establish Negative Air in workspace. o Set up qty. Two (2) air scrubbers for the entire duration of demolition services. o Wipe down all surfaces with detergent solution and warm water. o Complete duct cleaning and sanitizing prior to installing new materials. Clean & sanitize supply & return registers throughout entre home. HOME INTERIOR: o Set up containment barrier around work area. o Remove and responsibly dispose of the following: o All damaged drywall in the following areas: Laundry Room, A/C Closet inside laundry, hallway linen closet, hallway near laundry room. Front entry ceiling above pendant light. Dining Room ceiling. Master Closets, Master Closet Access Panel, A/C Closet in Master Bedroom Wing, Master Bathroom, and any other water damaged drywall ceilings or walls throughout the home (Laundry Room, A/C Closets, Laundry Storage Closet, Hall near Laundry, Dining Room, Master Bedroom, Master Bathroom, Master Closets). o All ceiling fixturesfrom ceiling to be removed & re-installed as needed for drywall repairs. o All personal items to be covered & protected with plastic & tape. o Remove & re-install closet doors (as needed) throughout. o Remove & replace any water damaged flooring and/or base boards throughout the home (as needed). o Remove the following and set aside for re-installation by CONTRACTOR: o Air Handler Units (AHU's) - Remove, clean (acid wash), and sanitize entire HVAC system and re-install unit. Condensate pump shall be installed (added) in place of existing condensate line. o All supply & return register grills shall be removed, wiped clean and sanitized with Microban or equivalent product and stored in a clean location for reinstallation. o Seal all attic penetrations to drywall throughout entire home. o Perform duct removal & replacement at all areas that connect to rigid plenums in attic. Install new flex ducts sections (hung on trusses) and use metal collars, metal tape, and white mastic on all connections to plenums. Seal all ceiling penetrations into attic. o Insulation: Remove existing attic insulation near plenums that were exposed to moisture. Provide & install new blown fiberglass insulation in entire attic area. o Encapsulate all exposed studs. o Remove & reinstall existing Water Heater (to facilitate drywall repair). o All electrical fixtures and trim shall be reused. CONTRACTOR shall carefully remove these items, safely store, and reinstall upon completion of services. o Finish, prime, and paint all areas within the project SOW with like-for-like colors using Sherwin Williams brand paint. BATHROOM: o All wood cabinets are required at all times, when like for like is stated if current cabinet is particle board, include in the bid the price to replace with all wood o Du-rock on walls in the shower or tub area o All joints, corners, and around windows must be sealed with red guard o Extend the Dur-rock 2' on all sides beyond the shower or tub o Shower floor mortar bed, no foam or any other products should be used o Minimum 2-4% pre-slope o Liner should be water tested for 24 hours o Minimum 6 inches o All floor tile should be slip/skid resistant o Shower floor tile should be a maximum of 2x2 mesh o Provide backing for all walls inside tub/shower areas between 32" and 38" o Faucets should be Kohler or Delta o From shower diverter to shower head piping must be copper tubing and copper fittings o Secure the diverter and pipe fittings securely o When tiling the walls extend 2 feet passed the shower or tub o ADA bathroom the entire bathroom must be tile a minimum of 4 feet o All toilets must be Kohler highline o All exhaust must be vented through the roof or soffit o The exhaust fan and light for the bathroom must be on the same switch o All paint must be high gloss KITCHEN: o All wood cabinets are required at all times, when like for like is stated if current cabinet is particle board, include in the bid the price to replace with all wood o All sinks should be deep double drop in sinks o Faucets should be Delta with a pull-out spray hose o Moisture resistant (purple) drywall o Cabinet screws should be a minimum of two and a half inches 2 1/2 ". o Efforts should be made to find a stud o If drywall is removed from floor to ceiling, blocking must be provided for upper and lower cabinets o All microwave and kitchen hoods must be exhausted outside MECHANICAL/HVAC: o All AC units must be installed on a metal stand with a secondary pan and connect float switch o A primary float switch must be installed and connected o When replacing duct work all joints and seams must be taped and mastic o All new HVAC units must be a minimum of 16 seer o All flexible ducts mut be a minimum of R8 R-value o All disconnects should be the pull type non-fuse o Rheem, Goodman, Night and Day units preferred o Caulk around all AC vents o Keyed lockout caps must be on all units WATER HEATERS: o GE brand, replaced like for like gallon size o Drain pan required o TRV piped to the outside o All water heaters should have a separate shut-off switch o New code required Energy conservation code chapter 4 o Heat traps are mandatory MASTER BEDROOM: o Set up containment barrier around work area. o Remove and responsibly dispose of the following: o All damaged drywall in the following areas: Bedroom walls near windows: six-foot by two-foot (6' X 2') down from window sills (both windows). o Remove & re-install ceiling fixtures from ceiling if necessary to execute drywall repairs. o Remove the following and set aside for re-installation by CONTRACTOR: o All supply & return register grills shall be removed, wiped clean and sanitized with Microban or equivalent product and stored in a clean location for reinstallation. o Remove & re-install ceiling light fixtures (as necessary). o Replace the following with new, like-for-like product to be supplied and installed by CONTRACTOR: o All drywall (as noted), base, and insulation that wasremoved by CONTRACTOR. Wet areas shall be moisture resistant drywall. o All electrical fixtures and trim shall be reused. CONTRACTOR shall carefully remove these items, safely store, and reinstall upon completion of services. o Finish, prime, and paint all areas within the project SOW with like-for-like colors using Sherwin Williams brand paint.
