Provide routine and emergency inspections, monitoring, maintenance, and repair services for mechanical and plumbing building systems, including but not limited to Domestic Water Heaters, Domestic Pumping Systems & Controls, Building Lighting Systems, Make-Up Air Units, Fan Coils, Gas Heat Exchangers, Exhaust Systems, Outside Air Economizers, Solar PV and Thermal systems, Battery Inverters, Water Treatment, Building EMS Systems, Generators, HVAC Systems, and Boilers. Services are required at specified properties and must be performed in accordance with manufacturer’s recommendations, as well as state and local codes. The contractor is responsible for supplying all management, supervision, manpower, training, equipment, supplies, licenses, permits, certificates, insurance, pre-employment screenings, reports, and files necessary for the scope of work. The contractor must provide a planned preventive maintenance program, conduct inspections and tests, perform corrective repairs to fully operating condition with non-proprietary parts unless otherwise approved, and respond to emergency service requests. All work must adhere to required codes and standards and follow the maintenance and reporting procedures, including submission of itemized work completion lists, scheduling notifications, and compliance with quality control measures. Additional requirements include managing equipment and uniforms, providing staff training as requested, ensuring proper record keeping, and fulfilling all licensing, certification, and reporting obligations for field staff and subcontractors. Proposals must address company qualifications, management approach, staff experience, quality control processes, and compliance with Section 3, M/WBE, and BABAA requirements. Do not include any pricing information in the technical portion of the proposal.
