Renovation of an educational facility in Spokane, Washington. Completed plans call for the renovation of a educational facility.
Collaborate with the design team through the design phase and build all electrical systems, including electrical, lighting and controls, fire alarm, data communications, access control, camera systems, audio-video (AV), emergency DAS, photovoltaic (PV) array, clocks, generator. Study and analyze various building systems to discover the best value. Provide input regarding the 2021 Washington State Energy Code (WSEC) and the Clean Buildings Performance Standards. Coordinate with the project team to meet operational systems and associated maintenance objectives. Conduct site investigations to confirm existing conditions and provide constructability input to the design team. Provide input regarding project scheduling, participate in execution planning, and provide input into the phasing plan. Identify impacts to the existing building systems from this scope of work and coordinate with the project team on solutions to avoid shutdowns. Coordinate with the City of Spokane and applicable state agencies as applicable. Provide budget and cost development and validation, conceptual and continuous estimating, target value design (TVD), and cost trend management. Provide long lead item identification and installation sequencing. Identify and provide manufacturing innovations and alternative options. Provide input to coordinate and interface electrical scope of work with other disciplines and systems, including direct digital control (DDC) and building management systems (BMS), 3rd party commissioning agent, testing, adjusting, and balancing (TAB), envelope, structure, plumbing, HVAC, food service and/or appliance equipment, miscellaneous metals, interior ceilings, interior finishes, existing conditions, and logistics. Commitment to the preconstruction and planning process is vital to successfully transform Spokane College’s vision into reality. Commitment to the integrated project delivery method of GC/CM is required, aiming to mitigate project risks while maximizing project value for Spokane Colleges.
