Site work, paving and new construction of a mixed-use development in Beaver, Pennsylvania. Completed plans call for the construction of a pre-engineered storage facility; for site work for a pre-engineered storage facility; sidewalk / parking lot; for paving for a sidewalk / parking lot; and water / sewer project.
The scope of work generally consists of HVAC construction including all mechanical equipment for a new Social Hall including condensing units; mini-splits; unit heaters; air handler; exhaust/supply fans; ductwork and diffusers. Pennsylvania prevailing wage rates apply. Proposals must be upon the forms furnished by the Township. The bid must be accompanied by a certified check or bid bond in the amount of ten percent (10%) of the bid, made payable to the Township to guarantee the bidder's entrance into the contract if given the award. No bid bond shall be waived or returned because the Bidder has failed to or cannot comply with any requirements as set forth in the plans, specifications, or any applicable statutes of the State of Pennsylvania or any applicable municipal ordinances. The Township reserves the right to reject any or all proposals and to waive any informalities in the bidding. No bid may be withdrawn for ninety (90) calendar days after the scheduled time for receipt of bids. The Township shall (a) award the construction contract to the lowest responsible bidder therefore, or (b) reject all bids received within ninety (90) days of the date of bid opening; provided, however, that the Township may, in its sole discretion, delay such award or rejection for up to one hundred twenty (120) days from the bid opening date until the Township has received all required approvals from other governmental agencies. Work for the project shall be accomplished by separate prime contractors according to Pennsylvania statute. Work included in each of the prime contracts shall include but not be limited to the following: 1. Contract No. 25-1 - Site Work: The scope of work generally consists of approximately 2,900 square yards of parking lot reconstruction including earthwork and grading, 3,500 square feet of concrete walkways; retaining walls; concrete stairs, linestriping, signage, stormwater management; and all necessary appurtenances for said construction. Site Contractor is responsible for preparing building footprint to subgrade elevation 8" below finished floor elevation. There are Add Alternates for select demolition; stained and stamped concrete walkway; landscaping and site sanitary. G.C. and P.C. will be responsible for installing roof drain collectors and foundation drains to within 5' of building. Site Contractor will be responsible for extending drains to storm structure. 2. Contract No. 25-2 - General Construction: The scope of work includes the construction of an approximate 3,500 square foot preengineered metal Social Hall including site preparation of building pad; excavation for foundations; concrete foundations; construction of interior walls and wall finishes for various rooms; painting; blocking for MEP trades; stone subbase; reinforced concrete floor; foundation drains; installation of toilet room accessories; interior and exterior signage; floor finishes; suspended acoustical ceiling system; fire extinguishers; insulation; sheathing; underlayment and metal standing seam roof panels; new doors, door hardware and windows; gutters and downspouts; fascia and vented soffit; stone backfill for trenches; restoration of disturbed areas; and all other items and necessary appurtenances in accordance with these Specification and Contract Drawings. There is an Add Alternate for Epoxy Floor Coating. Contractor is responsible for extending foundation drains 5' outside of the building. Site Contractor to then extend drains to storm sewer system. Plumbing Contractor will connect to downspouts and extend roof drain collector within 5' outside of building. General Contractor to perform all work shown on the Architectural and Structural Drawings Sheets General Contractor is responsible for coordinating construction with other four Prime Contracts as well as separate Site Contract by others. Contractor will be responsible for submitting all necessary documentation for issuance of a building permit, paying associated fees, and coordinating all required inspections for the proposed improvements with the Township Building Code Official. 3. Contract No. 25-3 - Plumbing: The scope of work generally consists of all associated water, gas and sewer piping including connections to existing systems; plumbing fixtures; gas water heater; expansion tank; floor drains; circulation pumps; backflow preventers; cleanouts, vents, traps and trap primers; gas line connection to emergency generator; downspout boots and collector piping; 4" underground combined fire/domestic water service main; and all other items and necessary appurtenances in accordance with these Specifications and Contract Drawings. Plumbing contractor is responsible for domestic water service entrance (Refer to Sheet P301). Fire Protection contractor is responsible for remaining fire service entrance (refer to Sheet FP301). Base Bid includes installation of gas, water and sanitary 5' outside of building. Add Alternate includes complete extension of utilities to mainline connections. Plumbing Contractor is responsible for installing underground roof drain collector, including connections to downspouts, to within 5' outside of building for site contractor to extend. Plumbing Contractor to perform all work shown on the Plumbing Drawings and applicable Site Drawings. All work and materials must be in accordance with applicable building codes. Contractor to coordinate water service connection with Brighton Township Municipal Authority. Contractor to coordinate gas service connection with gas company. Township will pay applicable tap-in fees. 4. Contract No. 25-4 - Electrical: The scope of work generally includes supply of electrical service including distribution panels and all necessary wiring and conduit; LED lighting; occupancy sensors; receptacles; data ports and conduit; emergency lighting; fire alarm system; service entrance conductors and conduit from CT cabinet to utility transformers per utility company requirements; emergency generator and generator transfer switch; generator annunciation panel; connections to mechanical equipment; site lighting, wiring and conduit; and all necessary appurtenances in accordance with these Specifications and Contract Drawings. Electrical Contractor is responsible for site lighting including conduit and wiring; and for reestablishment of electrical service for Fire Department as noted on the drawings. Electrical contractor is responsible for obtaining Electrical Permit and coordinating third-party electrical inspections and paying feeds as required per code. Electrical Contractor to perform all work shown on the Electrical Drawings, Fire Alarm Drawings and applicable Site Drawings. 5. Contract No. 25-5 - HVAC: The scope of work generally includes installation of al mechanical work associated with the Social Hall including condensing units, mini-splits, ductwork, unit heaters, air handler, exhaust/supply fans, ductwork and diffusers and all necessary appurtenances in accordance with these Specifications and Contract Drawings. Contractor is responsible for completing all mechanical work necessary to place the Social Hall in complete operation. Mechanical Contractor to perform all work shown on the HVAC Drawings. 6. Contract No. 25-6 - Fire Protection: The scope of work generally consists of construction of a fire protection system for the new Social Hall including fire service entrance, sprinkler heads and all other associated piping and necessary appurtenances in accordance with these Specifications and Contract Drawings. Contractor is responsible for completing all fire protection work necessary to place the Social Hall in complete operation. Fire Protection Contractor to perform all work shown on the Fire Protection Drawings.
