Renovation of a municipal facility in Hartford, Connecticut. Completed plans call for the renovation of a municipal facility.

Quotations for an HVAC Improvement Project at a Judicial Branch location in Hartford, Connecticut, in accordance with the terms and conditions, specifications and drawings. Bid Limited to State Certified Das Pre-qualified Vendors Only Demolition of existing and temporary heating hot water system(s), including but not limited to, hydronic piping, hot water pumps, supports, controls, etc., within boiler rooms. Pumps, temporary piping, couplings, piping insulation, PVC jacketing, etc., shall be salvaged to the extent possible (providing the product is in acceptable reusable condition), inventoried, and delivered to Owner's off-site warehouse. The base bid scope of work shall be based on new materials. The Contractor shall reuse existing piping, insulation, jacketing, etc., to the extent possible to perform the new work installation and shall provide an itemized credit for material used - unit cost credit ($/linear foot) shall be comparable to the cost of new piping and thermal insulation of similar type and size. Contractor is responsible for submitting units values in the Schedule of Values Summary submittal prior to commencement of work. It shall be the Contractor's responsibility and cost to inventory and deliver stored and salvaged materials to and from Owner's off-site warehouse. Provide new hydronic specialties, piping, temperature controls, etc. to interconnect existing boilers and pumps with existing and new hydronic distribution serving existing rooftop units and terminal heating equipment. Provide manufacturer's start-up service on existing in-line hot water pumps installed in Phase 1. New temperature controls interfaced with existing DDC system to support new HVAC equipment. Testing and balancing of installed systems. Provide new fire protection, and electrical power and temporary lighting to support the HVAC system installation. Architectural provisions to temporarily remove, salvage and reinstall existing ceilings in area of work, including but not limited to patch and repair of gypsum ceilings and shaft wall to accommodate new HVAC modifications. Salvage and removal of existing temporary construction fencing. The ground floor will remain partially occupied throughout the construction duration; the basement is not occupied. The Contractor(s) will have the option to perform select activities in the basement and ground floor during normal business hours providing the activities are not disruptive to building occupants and/or court proceedings. A temporary construction partition shall be installed to isolate the construction work zone from occupied areas. For bidding and scheduling purposes, work in this area shall be based on premium rates for weeknights and weekends. Non-disruptive work within non-occupied areas (i.e., boiler and mechanical rooms) can be performed during normal business hours providing the activities are not disruptive to building occupants and/or court proceedings. The first floor will remain fully occupied throughout the construction duration. Construction work within the first floor City Community Services Office, adjacent Waiting Room, and Public Corridor 'A' shall be performed as outlined in a four-phased approach during weeknights and weekends. For bidding and scheduling purposes, work in this area shall be based on premium rates for weeknights and weekends. A temporary construction partition shall be installed in each phase to isolate the construction work zone from occupied areas. A proposed phasing schedule has been provided to understand the limited area of work in each phase. It is anticipated each phase will require a one week duration based on the weeknight and weekend schedule. Phase duration and/or quantity of phases shall not be expanded without written justification and approval from the Owner; however, the Contractor can propose an alternate phasing schedule based on manpower availability to expedite and condense the areas of work. Furniture and decor relocation and coordination will be provided by the Owner. It is the expectation that work performed during each phase is fully complete (to extent described in the Contract Documents), ceilings reinstalled, temporary construction barriers removed, and thoroughly cleaned. Final finishes (i.e., painting) are not required to be completed during each phase; however, will required for final construction completion.
