Renovation of a multi-residential development in Southern Pines, North Carolina. Completed plans call for the renovation of a multi-residential development.

The project involves roof repair work at Southern Pines, NC for the Southern Pines Housing Authority. Contractors submitting bids must be licensed for business and have the necessary insurance. Specifications and bid packets are available through a designated contact. Bids must be submitted in a sealed format by the stated deadline. Southern Pines Housing Authority Office located at 801 South Mechanic Street, Southern Pines, NC. Tear off, haul and dispose of existing comp shingles and felt to the plywood or PLANK DECKING. INCLUDING ALL DUMP FEES, HAULING, DISPOSAL AND LABOR. APPLIES TO All Re-Roofing. 2. Ensure thatall existing decking material is secure and of sufficient STRUCTURAL INTEGRITY TO PROVIDE A SECURE AND LEVEL NAILING SURFACE FOR THE NEW PLYWOOD AND SHINGLES. 3. Cover existing roof decking with new plywood or OSB. Match existing THICKNESS. 4. Provide new flashing for plumbing vents, discharge caps, etc. 5. Provide and install a new drip edge where applicable. 6. Provide and install new felt and/or composite underlayment. 15# minimum. 7. Provide new valley underlayment, 8. Install new architectural style -30 yearMinimum 3-tab composite shingles (weathered wood color) GAF Timberline HD or similar. 9. Install full length shingle over ridge vents. New shingles shall be algae resistant. 10. Clean site daily including using a magnet rollerto pick up nails. Material :- shingles shall be 30 year minimum architectural fiberglass. color shall be selected by the housing authority and shallbe three tab. 2. felt shall be 30# minimum and shall be 3-tab. 3. once shingles and feltare removed, apply plywood, thickness shall match the removed decking. 4. roofing nails shall be 1w' minimum. 5. flashing details shall be submitted to the owner for approval. 6. all new range hood caps and bathroom vent caps shall be of the same construction and style as the existing. 7. ridge vents shall match roof for fully roofed houses. 8. valleys shall have water ice felt, 9. provide hybrid pipe boots usingmetal and plastic. DESCRIPTION OF REPAIR South Michigan and South Mechanic Apt. 861 -Rework area in back. Front 3 nail pops. Provide new flashing around electrical utility pipe. Apt. 858 -Check plywood on side at 3 locations. Apt. 852 -Side - 3 nail pops, 2 tab replacement. Back -Check plywood. Apt. 850 -Rework 2" vent pipe flashing. Side nail pop. Apt. 836 -Missing tab in front. Apt. 838 -Front -Replace rain diverter. Side-Replace 3 tabs, Back -Missing piece of roofing on canopy. Apt. 830 -Replace 6 tabs in front. Apt. 824 -Repair tab in valley. Side -Replace 10 tabs. Back-2 nail pops. Apt. 820 -Missing about 10 tabs in front. Apt. 814 -Back-Replace two tabs. Side - Replace one tab. Apt. 804 -Replace several tabs and nail pops on side. Apt. 806 -Replace tabs in front. Missing drip edge. Apt. 701 -Several tabs are missing in back. Rear-Nail pop Apt. 703 -Tab is missing in back. Apt. 712-2 nail pops in front. Several tabs are missing. Apt. 710 -Missing tabs in front. Apt. 704 -Missing tabs in front.
