Remodeling of an office development in Seattle, Washington. Completed plans call for the remodel of a 20,000-square-foot, seven-story above grade office development.

The base bid includes tenant improvements to the existing Seattle City Light offices on floors 28, 30, 32, 33, 34, 35, and 36 in the Seattle Municipal Tower. The work consists of a full remodel of floor 28, which is approximately 20,000 square feet, and minor tenant improvements on floors 30, 32, 33, 34, 35, and 36. The interior tenant improvement includes demolition of some existing partitions, doors, finishes, ceilings, mechanical, electrical, plumbing, and fire suppression system elements. It also involves installation of new partitions, doors, hardware, glazing, flooring, casework, finishes, lighting controls, ceiling revisions and new portions of ceilings, fixtures, mechanical, electrical, plumbing, fire suppression, and fire alarm work, as well as coordination with the owner vendor for security, data, and furniture systems. The work also includes relocation of some existing mechanical system elements. Five alternates are specified: Alternate 1 (Additive): Additional Cooling at Work Café and Large Conference Room Alternate 2 (Additive): Sound Masking Alternate 3 (Deductive): Demountable Partitions in lieu of Gyp Board & Glass Partitions Alternate 4 (Additive): AR1/AR2 Fixtures in lieu of CS2 Alternate 5 (Additive): Relocate and Raise Heights of Existing ADA Toilets Instructions to bidders include attending at least one of two pre-bid meetings as mandatory. FULL TENANT IMPROVEMENTS TO SEATTLE MUNICIPAL TOWER FLOOR 28. THE ADDITION OF A WORK CAFE IS INCLUDED IN THE RENOVATION OF THIS FLOOR. MINOR MOVE, ADD AND CHANGES ON FLOORS 30, 32-36. A. Section Includes: 1. The Project primarily includes tenant improvements to the existing offices on Floor 28 in the Seattle Municipal Tower. Work on this floor includes alterations to approximately 18,000 square feet of interior space, to be completed in one continuous operation. The existing tenant, Seattle City Light (SCL), will vacate Floor 28 before the NTP and will reoccupy the floor upon completion. 2. The Project also includes minor tenant improvements to existing SCL offices on Floors 30, 32, 33, 34, 35, and 36 of the Seattle Municipal Tower. These floors will remain occupied, and the Work will need to be phased to suit tenant and owner requirements. 3. Work includes: (a) selective demolition of existing partitions, doors, finishes, ceilings, and portions of mechanical, electrical, plumbing, and fire suppression systems; (b) salvaging and reusing selective building components and equipment, including relocation, cleaning, rehabilitation, modification or refinishing thereof; (c) furnishing and installing new partitions, doors, hardware, glazing, flooring, casework, ceilings, other finishes, lighting controls, appliances, fixtures, mechanical, electrical, plumbing, fire suppression, and fire alarm work; (d) commissioning of designated portions of plumbing, HVAC and electrical work; and (e) coordinating with owner vendors for security, data, and furniture systems. 4. Spaces above and below Floor 28 Work area will be continuously occupied. 5. Work is to be performed between 6:00 pm and 6:00 am to avoid impacting employees. 6.
