Riego, Senior Contract Specialist at RRiego@sandiego.gov The proposed project would replace approximately 14,000 square feet of roofing on the existing Brown Field Airport Terminal building with a Thermoplastic Polyolefin (TPO) roof system and demolish a storage shed with a footprint of approximately 240 square feet. A. The project includes Complete removal of approximately 14,000 square feet of the existing asphalt shingle membrane roofing system and underlayment. B. Provide and install new fully adhered reinforced Johns Manville (JM) thermoplastic Polyolefin (TPO) membrane roofing system or equal for approximately 14,000 square feet as per the project specifications and Appendix F - Plans Exhibit with a 20 year No Dollar Limit (NDL) roofing system guarantee and No Exclusions Warranty. C. This Scope of Work includes inspection and repair of any wood roof sheathing or framing that has deteriorated as approved by the City. Remove 6000 square feet of existing damaged plywood sheathing and framing that has deteriorated and provide 6,000 square feet of new plywood sheathing and framing. D. Remove and dispose 900 feet of existing sheet metal flashing. Provide and install new sheet metal flashing required for the new roofing system, including new 24-gauge galvanized counter-flashings. Trim for metal roof penetration flashings, flashings, and counter flashings. Furnish and install new raised equipment curbs and associated flashing at all rooftop equipment. E. Provide and install 700 linear feet of new walkway pads to access all major equipment per owner-supplied layout. F. Provided "Storm Drainage Piping Specialties" for roof drains G. Fill and cap pitch pans. H. Remove and dispose of one (1) existing antenna. I. The Contractor is to inspect existing building and lift and flash any existing electric and plumbing as needed for the new roof installation. Work to include all lifting of piping and electrical. J. Complete demolition and removal of the existing 320 square-foot storage shed as Appendix F.- Plans Exhibit Work includes obtaining all required permits, utility verification/disconnection, demolition, debris removal, waste diversion documentation, and site restoration in accordance with City of San Diego standards and applicable regulations. K. Contractor shall safely remove and dispose asbestos from the roof system at Brown Field Airport Terminal Building and storage shed. The roof penetration mastics sealants and curbing mastics are positive for asbestos throughout the roofing system. A qualified asbestos-certified roof removal company must be used to remove the mastics. The company doing the removal must also have a Department of Occupational Safety and Health company registration license. Disposal of the asbestos-containing waste will require a non-friable, non-hazardous manifest signed by an ALMP inspector for the City. ALMP will also act as the environmental consultant on the project to oversee the project. The Contractor shall provide a minimum of 10 working days' notice to the City prior to the commencement of asbestos removal. The Contractor must submit the asbestos removal plan submittal to the City for review. The commercial businesses will continue to be occupied during construction. Coordination with City Resident Engineer is required.
