SUMMARY OF WORK A. Portions of the Building Included: The complete reroofing of Areas A1, A2, and A3, as shown on the Drawings B. Existing Construction: 1. Areas A1 and A2: Tongue and groove wood deck, 1.5" isocyanurate insulation, one-ply selfadhering vapor retarder, two layers of 1.5" isocyanurate insulation mechanically fastened through all layers to the wood deck, and a full-adhered thermoplastic roof membrane. 2. Area A3: 3/4" plywood deck, 1.5" isocyanurate insulation, one-ply self-adhering vapor retarder, two layers of 1.5" isocyanurate insulation mechanically fastened through all layers to the wood deck, and a full-adhered thermoplastic roof membrane. 3. The existing roof system materials are based on information obtained at on site test cut locations. 4. Asbestos-containing materials are present in the transite wall panels. Refer to Section 02 80 00 for remediation. 5. Refer to Section 01 70 00 for information regarding examination of the existing construction. C. Summary of Work - The work includes, but is not limited to the following: 1. Remove existing roofing materials down to the deck. Back fasteners out of the deck. Conduit is present over the deck. Exercise caution during tear-off and new insulation installationRemove wet, damaged, or deteriorated decking. a. Include 600 square feet of tongue and groove wood deck replacement in the Base Bid. b. Include 100 square feet of 3/4" plywood deck replacement in the Base Bid. 3. Replace existing roof-related wood blocking slated for reuse if it contains more than 19 percent moisture, shows evidence of rotting, or is otherwise in a condition that provides an unsuitable substrate to receive new materials. a. Include 1,000 board feet of wood blocking replacement in the Base Bid. 4. Install new insulation, vapor retarder, cover board, roof membrane, and flashings as shown on the Drawings. A manufacturer's 30-year NDL full system warranty and a Contractor's 5- year workmanship warranty are required. 5. Install new roof drains, overflow scuppers, insulated steel curbs, and heat stack curbs as shown on the Drawings. 6. Install new air barrier and flush seam metal wall panels as shown on the Drawings. 7. Install color-coated galvanized steel flashings at the details as indicated on the Drawings.
