Renovation of a mixed-use development in Friendswood, Texas. Working plans call for the renovation of a 14,027-square-foot, two-story above grade educational facility; and 3,300-square-foot, one-story above grade municipal facility.
Construction Manager at Risk (Two Step Process): Foundation repairs at Friendswood High School and FISD Administration Building. The Friendswood High School repair involves foundation repair for a two-story building using foam injections and underpinning, interior repairs, and site modifications for approximately 14,027 SF. The Friendswood Administration Building repair involves foundation repair for a one-story building using foam injections and underpinning, interior repairs, and site modifications for approximately 3,300 SF. The estimated construction budget is $3 million, covering all CM fees, including pre-construction, construction, and general conditions fees. Architect and consultant fees, furniture, fixture and equipment (unless included in contract), and reimbursable and miscellaneous costs are not included. The project follows a phased construction schedule to allow daily activities to continue at all campuses, with some work required during the school year on occupied campuses. All general contractors and sub-contractors must adhere to District Vendor Badging procedures. Typical Districtwide Testing will require no work days and will be defined later. Friendswood High School Foundation Repairs: Located at 702 Greenbriar Ave, Friendswood, Texas 77546 Foundation repair for a two-story building using foam injections and underpinning, interior repairs, and site modifications, approximately 14,027 SF. Pre-construction services would begin immediately upon contract approval (anticipated February 2026), with "work" to commence June 2026, with a completion date of August 2026. Friendswood Administration Building Foundation Repairs: Located at 302 Laurel Drive, Friendswood, Texas 77546 Foundation repair for a one-story building using foam injections and underpinning, interior repairs, and site modifications, approximately 3,300 SF. Pre-construction services would begin immediately upon contract approval (anticipated February 2026), with "work" to commence June 2026, with a completion date of August 2026. Estimated Construction budget is $3 million. The construction budget includes all CM fees, including pre-construction, construction, and general conditions fees. Architect and consultant fees, furniture, fixture and equipment (unless included in contract) costs, and reimbursable and miscellaneous costs are not considered as a part of the construction budget.
