Renovation of a clubhouse / community center in Holbrook, Arizona. Completed plans call for the renovation of a 4,000-square-foot clubhouse / community center.

Improvements of a 4,000 square foot building to include two handicapped accessible restrooms, kitchen, storage area, lighting, etc. Bids will be accepted from qualified firms or individuals holding a minimum of the following licenses as registered with the Arizona Registrar of Contractors: B-2, B-1, Kb-1, or Kb-2 Commercial License. Interested parties must attend the walk-thru and pre-bid conference where a scope of work will be handed out. All work shall be completed within 336 calendar days of Notice to Proceed. Kitchen. (1) Install new 2-doorstainless steel commercial reach-in fridge ( 54 x 80"), approx, forty-nine cubic feet. (2) Remove and install new Four Pan Open Well Electric Steam Table with Partially Enclosed Base and Angled Sneeze Guard - 208/240V, 3750W. (3) Remove and install Natural Gas 6 Burner 60" Range with 24" Griddle and 2 Standard Ovens (oven 30,000 BTUs/natural gas range 6 X 30,000 BTUs/Griddle 20,000 BTUs.). Install new sheets ofstainless steel for back-splash (approx, twenty-five sheets, 27x12x8') Install new commercial range hood, approximately 60". Remove swamp cooler vents and seal. Finish offback side ofcountertop. Remove all wooden shelving on the left side in kitchen and replace them with cabinets (same as existing). Remove swamp cooler in kitchen and seal opening. Remove stainless steel knife holder from wall next to water heater. Remove dutch door to kitchen and replace with full size door with lever handles. Install toe kick and veneer on both sides of countertop. Install approximately 2" strip on floor under countertop cabinet to seal gap. Install 5' door, frame, and trim on right side ofkitchen. Water Heater: Remove water heater and replace it with new gas tankless water heaterto be installed in storage room. Lighting: Drywall over ceiling and install recessed canless lighting, (approx. 34) in dining hall, lobby. Install motion sensor LED lights in both bathrooms. Bathrooms: Women's and Men's Bathrooms-Remove all fixtures and install new ADA sink with mirror, toilet, towel dispenser, soap dispenser, toilet paper holder, and lever handles. Install new doors to be ADA compliant including kick plates and self-closers. Paint both bathrooms to owner's choice. Add urinal in men's bathroom with partition. Lobby: Seal offinterior door leading to original building and level floor to wall. Remove and install new indoor/outdoor commercial carpet or floor planks, (approx. 15 14 X 15). Remove and install new lighted Exit signs on east and west wall in lobby. Electrical: Install GFIs to code kitchen and bathroom. Repair outlet on dinin room south wall. Exterior: Replace and paint trim around all windows (approx. 13). Power wash, prep, and paint exterior ofbuilding. Remove breezeway. Remove and Install approximately 7 LED exterior lights and 3 motion security lights for a total often (10). Anchor chimney and touch up paint as needed on entire building with Low VOC paint. Windows: Remove and replace all windows with dual pane low E with a U-Factor 0.22, Approximate size 28 14 X 60. Approximately 13 windows. Project to be completed by: January 31,2027 Written questions regarding this IFB must be received by the Building Department no later than January 27. 2026.
