Renovation of an educational facility in Wiarton, Ontario. Completed plans call for the renovation of a 95,299-square-foot, two-story above grade educational facility.
The project consists of the replacement of existing T8 lighting fixtures with new LED style fixtures, expected to be one-for-one replacements. It also includes the installation of new lighting controls based on a new Acuity brands 'nLight' system complete with 0-10V dimming, photocell controls, and occupancy sensor controls. The scope of work is essentially the selected disconnection and/or removal of services and/or equipment, devices, as indicated or required to complete the work. It involves coordination to help construction through phased changeovers for certain services (electrical, phone, winter heat, and temporary construction services). The contractor is responsible for protecting existing furnishings and equipment and for patching any new or existing holes or openings created during the process. Demolition of existing ceiling, walls, etc. to facilitate removal or installation shall be kept to a minimum and restored to match existing. All redundant and obsolete systems, connections, and wiring are to be removed, and equipment not retained by the owner must be removed from the site. The work must be performed in a clean and efficient manner with minimal disruption to facilities and systems downtime, and the contractor must verify all locations and conditions of services before work begins. The contractor must adhere to the general requirements, schedule, and safety standards outlined, and maintain a safe work environment for building users. All work must comply with the stipulations and standards set by the owner and consultant, as referenced in the contract documents and specifications. Instructions to bidders include requirements for proper submission format, bid bond and agreement to bond, insurance, WSIB clearance, and asbestos awareness training certification. The contract will be governed by a CCDC-2 2020 contract, and bidders must agree to the contract start and completion dates. Only prequalified electrical contractors are eligible to bid, and a mandatory bidder briefing is required for prequalified bidders at the project site. The owner reserves the right to reject any and all tenders and not necessarily accept the lowest bid. The project includes a contingency allowance, and detailed mark-ups for overhead and profit on changes to the contract price are specified. All provisions for health and safety, including compliance with relevant legislation and establishment of a joint health and safety committee, must be followed throughout the project execution. Pre-qualification requirements: Only prequalified electrical contractors as listed by the owner are eligible to bid on this project. Asbestos Awareness Training Certification, a Bid Bond for 10% of the value of the Tender, Undertaking of Insurance Letter, Agreement to Bond if the tender value is greater than $500,000, and a current WSIB Clearance Certificate must be submitted with the tender. Attendance at a mandatory bidder briefing is required for all prequalified bidders. Bidders must agree to comply with all health and safety regulations and must provide proof of insurance with the owner and consultant named as additionally insured on the Commercial General Liability Policy. The contractor and their employees may be required to provide a criminal background check and offence declaration upon request by the owner. All installation work must conform to the latest edition of the Electrical Safety Code and related safety requirements and standards. The project is governed by a CCDC-2 2020 contract and all contractors are required to be familiar with the full specification requirements for execution and contract signing within ten working days of award notification.
