Remodeling of an office development in Elk Grove, California. Working plans call for the remodel of a 486-square-foot, four-room office development.
**As of January 26, 2026 project has been canceled. As of this time it is unknown if when project will rebid. Project cancelled as per Addendum 1 All Work shall be performed in accordance with this Scope of Work and these Technical Specifications. Components of the Work not addressed by Scope of Work shall be performed in accordance with the current Standard Construction Specifications issued by the City of Elk Grove, hereinafter referred to as the Standard Construction Specifications and expressly incorporated herein by this reference. For components of the Scope of Work not addressed in the Standard Construction Specifications, these components shall be performed in accordance with the current Standard Specifications issued by the California State Transportation Agency, Department of Transportation, hereinafter referred to as the Standard Construction Specifications and expressly incorporated herein by this reference. In the event of a conflict between the Contract, Sections 1 through 9 of the Standard Construction Specifications, and Section 1 through 9 of the State Standard Specifications the Contract shall control. The Scope of Work shall be performed in accordance with this Contract, Supplemental Information, Exhibits, Attachments, and other Contract documents. The proposed Work shall include but not be limited to the following: demolition and construction of four (4) office spaces totaling approximately 486 square feet. This includes framing, electrical installation, drywall finishing, and installation of fire-rated doors and windows (Work). Work shall include all necessary permits and shall be obtained before starting Work. Installation of all Work shall meet all applicable Building Codes, safety regulations including but not limited to all Occupational Safety and Health Administration Standards, Title 24 energy efficiency compliance, latest editions of the California Electrical Code, National Electrical Code, and all State and Local codes and rules, including all documentation to be submitted. This Project involves the demolition and construction of four (4) office spaces totaling approximately 486 square feet (see Plans below). Work includes framing, electrical installation, drywall finishing, and installation of fire-rated doors and windows. All costs associated with the Work listed below shall be included in the Lump Sum cost: o Demolition of area where the four (4) offices will be located (approximately 486 sq. ft.) o Removal of all trash and hauling away of debris o Install 2" x 4" metal framing for office structure. o Install electrical outlets and office light switches. o Install 1/2 " gypsum drywall board. o Tape all drywall seams and corners. o Apply texture to all wall surfaces. o Apply primer to all textured walls. o Paint all primed wall surfaces. o Install 36" x 80" fire-rated doors with hardware (passage locksets included). o Install 48" x 36" fire-rated windows in each office o Paint kitchen area walls. Compensation: All Work shall be completed and billed on a Lump Sum basis. The City will not issue payment until the installation is complete, permits signed off, and the unit is fully operational. Scheduling: The Contractor shall provide a Work schedule for approval prior to beginning any Work activities. Materials: The Contractor shall provide a list of equipment and materials to the City for approval prior to beginning any Work activities.
