Renovation of a mixed-use development in Titusville, Florida. Completed plans call for the renovation of a one-story above grade industrial development; and 14-unit multi-residential development.

A timeline for the award has not yet been established.** The Contractor shall furnish all labor, materials, equipment, supervision, and incidentals necessary to complete the exterior painting of seven (7) duplex residential buildings in accordance with this Scope of Work, HUD Form 5370-EZ, and all applicable federal, state, and local regulations. All work shall be performed in a workmanlike manner consistent with recognized industry standards and manufacturer recommendations. 2. Surface Preparation Surface preparation is a material requirement of this contract and shall be performed prior to any coating application. 2.1 Pressure Washing The Contractor shall pressure wash all exterior surfaces to be painted, including walls, trim, soffits, fascia, shutters, and exterior doors. All dirt, mildew, chalking, loose paint, and contaminants shall be removed. Surfaces shall be allowed to fully dry prior to painting. 2.2 Minor Repairs and Surface Conditioning The Contractor shall include minor repairs such as filling small cracks, holes, sealing joints, caulking around windows, doors, trim, scraping and sanding loose paint, and spot priming bare or repaired areas. 2.3 Excluded Work - Major Repairs Major repairs including extensive wood rot, structural damage, or substrate replacement are excluded and will be addressed by the Owner separately.
