The project is located on the first floor of Bellevue City Hall and includes all general construction services for the approximate 18,134 sq ft renovation area (Alternate scope area included). The scope includes all demolition through a fully complete, operable, and functioning scope ready for the owner's staff mobilization. Multiple essential agencies operate in the building and require proactive coordination to prevent communications and other service interruptions at any time. The Contractor shall support the City of Bellevue's LEED-equivalent sustainability goals, although formal LEED certification is not being pursued. Collaboration and coordination with furniture and signage owners' vendors are mandatory. All material, labor, equipment, taxes, permits, testing, inspections, fees, and anything else required to deliver a fully complete scope of work shall be included in the total cost. The owner will provide and pay for the master permit only. The consultant's estimate, including all taxes, all fees, and the 15% apprenticeship requirement, is in the range of $3,200,000.00 to $3,400,000.00, including the deductive ALT-1 (Underfloor Mechanical at Permit Tech Desk). A mandatory site visit is required, with two scheduled dates available. The mandatory Site Visit Form must be completed and submitted with the bid as a prerequisite for bid submission. Each bid must be accompanied by a bid bond in the form of certified check, cashier's check, or surety bond in an amount equal to at least 5% of the bid proposal. The successful bidder must comply with the City's equal opportunity requirements, non-discrimination policies, and prevailing wage rates applicable for public works projects in King County.
