Renovation of a municipal facility in Bellevue, Washington. Completed plans call for the renovation of a 18,134-square-foot municipal facility.

The project is located on the first floor of Bellevue City Hall and includes all general construction services for the approximate 18,134 sq ft renovation area (Alternate scope area included). The scope includes all demolition through a fully complete, operable, and functioning scope ready for the owner's staff mobilization. Multiple essential agencies operate in the building and require proactive coordination to prevent communications and other service interruptions at any time. The Contractor shall support the City of Bellevue's LEED-equivalent sustainability goals, although formal LEED certification is not being pursued. Collaboration and coordination with furniture and signage owners' vendors are mandatory. All material, labor, equipment, taxes, permits, testing, inspections, fees, and anything else required to deliver a fully complete scope of work shall be included in the total cost. The owner will provide and pay for the master permit only. The consultant's estimate, including all taxes, all fees, and the 15% apprenticeship requirement, is in the range of $3,200,000.00 to $3,400,000.00, including the deductive ALT-1 (Underfloor Mechanical at Permit Tech Desk). A mandatory site visit is required, with two scheduled dates available. The mandatory Site Visit Form must be completed and submitted with the bid as a prerequisite for bid submission. Each bid must be accompanied by a bid bond in the form of certified check, cashier's check, or surety bond in an amount equal to at least 5% of the bid proposal. The successful bidder must comply with the City's equal opportunity requirements, non-discrimination policies, and prevailing wage rates applicable for public works projects in King County. Bid documents and addenda are available online at bxwa.com and the Public Purchase website. Supplemental Bidder Responsibility Criteria apply to this project, and bidders may request modifications in writing before the bid due date. No bid may be withdrawn for 90 days after the public bid opening. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. The voluntary Diverse Business target of 26%, which is an aggregate of: 10% Minority Business Enterprises (MBE), 6% Women Business Enterprises (WBE), 5% Veteran-owned Business, and 5% Washington Small Businesses self- identified in the Washington Electronic Business Solution (WEBS) Bidders requiring clarification or interpretation of the Project Manual, Drawings, and/or any Addenda shall provide a written request to the City. Questions received via phone or any other method other than email will not be accepted. Bidder questions will be answered via BXWA and Public Purchase. Questions regarding interpretation of the requirements of the Contract Documents shall be referred Procurement Procurement@bellevuewa.gov via email.
