The services required include representing as Engineer of Record and providing construction administration, delivering design/engineering services based on School District guidelines, scheduling and facilitating design review meetings, providing complete mechanical, electrical, and plumbing (MEP) design/engineering services including schematic, design development, cost estimates, and construction documents. The consultant is responsible for coordinating all professional services to support the completed design, designing systems to meet high-performance building criteria for energy and air leakage, regularly providing construction cost estimates, and participating in preconstruction collaboration with the project team. Additional responsibilities include investigation, analysis and recommendations for bidding, contract negotiations, value engineering, cost evaluations, reviewing compliance with state and district guidelines, inspecting and reporting on existing MEP systems, responding promptly to plan reviews and requests for information, managing communications and documentation in the District’s Project Management Solution, providing Building Information Modeling if requested, including MEP commissioning in design, documenting all meetings, preparing and managing design development and construction documents, coordinating permitting services, assisting during the bidding phase, administering the construction phase, issuing certificates of substantial completion and final inspection, reviewing warranty service requests, providing technical support, submitting all original work product upon completion, supporting school site analysis and budgeting, and attending meetings as requested. Qualifications considered will include office locations, experience, project staff, project approach, scheduling, and references. Compensation is on a negotiated fee with guaranteed maximum price, and work will be assigned on an as-needed basis.
