The scope of work includes the replacement of selected building heating system equipment with new equipment, reestablishing the existing sequences of automatic control and monitoring through the building automation system when new equipment and field devices are installed, reconnecting power wiring to the new equipment, providing a maintenance platform and ladders to service valves and other piping specialties, and testing, adjusting, and balancing the new steam, hot water, and building automation systems after installation. The contractor will assume site management within seven days after Notice to Proceed and is responsible for maintaining construction barriers, temporary facilities, protection of adjacent structures, fire safety, and general security. The work also includes cutting, removal, and patching of existing work as necessary, providing proper anchorage and supports, ensuring general protection for all equipment, maintaining safety and health standards, and exercising adequate fire safety precautions during construction. The contractor shall maintain the site clean and orderly, remove debris regularly, and restore any improvements on or about the site that are not scheduled to be altered. Contractors are responsible for care of the site and project from commencement through completion of their contract, coordinating with the Owner and ensuring the existing building remains occupied and operational during construction. The contractor will submit all necessary submittals, test reports, and guarantees as specified, and instruct the Owner on use and operation of installed systems and equipment prior to project close-out.
