Renovation of a mixed-use development in Dallas, Texas. Completed plans call for the renovation of a 3,490-square-foot medical facility.

This project involves the renovation of the existing space in the Northeast wing at 9696 Skillman into a closed pharmacy. The contractor will perform work in accordance with construction drawings. The Project consists of the alteration of existing 1st floor office space into a closed pharmacy, additional HVAC equipment on the 1st floor outside of the closed pharmacy suite, accessibility improvements to existing 1st floor building lobby doors, and removal of an existing 50 ton nonoperational roof top unit.. The scope of work highlights key points and is not all inclusive. Major elements include: - Conducting a thorough site assessment to determine existing conditions and potential hazards - Coordinating with the architect for necessary permits and approvals - Establishing and securing work zones with safety measures, including barricades, signage, and fall protection systems - Protecting adjacent structures and occupants from dust and debris, and arranging for temporary weatherproofing if needed - Asbestos testing has been completed with no traces found; documentation will be provided by the owner - Demolition according to the plan in the drawings, removal of HVAC, electrical, plumbing, framing, ceiling, flooring, finishes, as specified; existing millwork and sink in breakroom to be kept - Disposal of all debris and waste materials per regulations; the contractor provides dumpsters and removal - Construction phase includes installing new framing for walls, wall structure for blacking out windows, HVAC systems for suites, electrical items, conduit for low voltage data drops and access controls (coordination with owner's subs for low voltage, security, signage, and additional power) - Installation of millwork, procurement and installation of a roll-down window and doorbell in the alcove, installation of a new fire system and connection to existing building system - Accessibility improvements to existing Southeast building lobby entrance doors (150A) as outlined in the floor plans - Final inspection and cleanup, including system commissioning, removal of debris, provision of warranty documentation, maintenance guidelines, owner training, and as-built drawings - Safety and compliance with OSHA and local regulations, and proper waste disposal Contractor responsibilities include performing work according to the scope, providing labor, supervision, tools, equipment, and maintaining safety and site cleanliness. Client responsibilities include providing site access, reviewing work milestones, and ensuring timely payments. Deliverables include a detailed project schedule and work plan, daily progress reports, and as-built documentation and maintenance instructions. General requirements specify that the scope of work should comply with North Central Texas Council of Governments Standard Public Works Construction Standards (2023 Amended Fifth Edition) unless otherwise noted. Bidders are responsible for field verifications, obtaining approvals for deviations, submitting materials for approval, providing specified warranties, and ensuring workers meet identification, background, and supervision requirements. Workers must comply with security and safety protocols while on site, including drug and background checks, and maintain clear communication with Metrocare staff. Instructions to bidders include: - Prefer electronic submittals through OpenGov Procurement (registration required) - Complete and include Vendor Questionnaire, Conflict of Interest Questionnaire, IRS W-9 (2024 version), Certificate of Insurance (without naming Metrocare unless awarded), and Pricing Table - Optional additional references or supporting documentation may be submitted - All submittals must be received by the specified deadline; late submissions will not be accepted - Paper submittals must include a USB/flash drive with an electronic copy - Mark sealed envelopes as instructed - Submit questions using the electronic bidding system or by email as specified, adhering to the question deadline - Do not contact Metrocare staff except as designated; noncompliance may result in rejection of submittal - Withdrawals or revisions are allowed before the submission deadline - All submittal details including pricing will remain confidential prior to contract award - Compliance with insurance, safety, legal, and ethical requirements as outlined is mandatory - Four references are requested, preferably with similar project scope in the past three years - Responses to questions on company experience, project approach, and claims are required - Submissions will be evaluated by committee based on cost, experience, methodology, and personnel qualifications. Demolition o Following demolition plan in drawings carefully remove all HVAC, Electrical, Plumbing, framing, ceiling, flooring, finishes, etc. called out. o Keep existing millwork and sink in breakroom o Dispose of all debris and waste materials in accordance with local environmental regulations. o GC to provide their own dumpsters and removal. Coordinate site plan with Owner beforehand o Furnish and install all work per the drawings and specs not limited to the following below: o Following drawings, install new framing for new walls, as well as wall structure called out for installation over windows with proper steps to black out windows. o Procure and install HVAC split systems for suites near pharmacy while we have ceilings down. o Install electrical items as shown in drawings. o Run conduit for low voltage data drops and access controls. Owner will hire out the low voltage subs internally. Coordinate with other owner subs for security/burglar alarm and signage. Provide additional power where needed in coordination with owner. o Install millwork o Procure and install rolldown window in alcove. Doorbell to be placed in alcove as well. o Install new fire system and tie into larger, existing building system o Refer to floor plan G002: Life Safety Plan & Limits of HVAC regarding exterior Southeast storefront door (150A) modifications: o Accessibility Improvements at Existing Southeast Building Lobby Entrance Doors (150A): Remove existing door position switches and maglock from top rails of existing herculite doors Remove door closer on one leaf and replace with a new Dorma ED50LE low energy automatic door opener. o Provide and install RCI touchless door actuator at Owner specified location. Provide and install new Dorma 8372 low profile maglock and connect to existing power supply o Coordinate with Owner's vendor for installation of new door position switches/security monitoring devices. $450,000 is the estimated cost of this project.
