Renovation of a residential development in Baltimore, Maryland. Completed plans call for the renovation of a residential development.
The Contractor shall supply all labor, material, supervision, equipment, insurance, and permits including U&O permit (Use of Occupancy Permit) Use and occupancy permit MUST be applied for within the 1st 30 days of receiving possession of property. All necessary permits must be obtained and completed as requested by HABC, in accordance with all applicable federal, state, and local regulations. The contractor shall and must comply with all EPA and MDE lead abatement regulations as required by law. 2444 Lauretta Ave (2 Bedroom Unit) 1. Remove and properly dispose of all Trash, Furniture and Miscellaneous Items in /on / near the Unit & Yard. (Satellite Dish, Cable wire ) 2. Remove all existing carpet padding E.T.C 3. Inspect all roofing and repair roof on unit as needed. 4. Remove all vegetation growing in and or around exterior of property. 5. All interior handrails must have returns on both ends of handrail. 6. Remove existing clotheslines in backyard and fill and repair any holes as needed. 7. Cut and trim grass and bushes in rear of unit. 8. Supply and install new handrails and paint (color: Black (brand: Rustoleum) on front right side of steps. (Front steps should have two handrails) 9. Supply and install new window blinds for all interior windows. 10. Install new metal exterior handrail secure & Paint Exterior handrails, and porch rails & AC cage (Color: Black Brand: Rustoleum) 11. Supply parts, repair and paint chain-link fence and gate. 12. Point up exterior steps and sidewalk cracks. 13. Stucco the rear of the unit. 14. Supply and install A/C cage for condenser unit. 15. Parge and seal basement walls to prevent moisture infiltration and add moisture blocking paint (Paint: DryLock brand) 16. Epoxy basement floor as needed. 17. Install new exterior mailbox. (no keyed entry) 18. Caulk and/or repair any exterior / interior openings to prevent rodents from entering. 19. Supply and install new gutters and downspouts. (Extend backyard downspout 3ft-6ft from property) 20. Supply and install new Step treads and risers, (Remove carpet). 21. Supply and install new wooden handrails (Stain & poly)
