Renovation of a multi-residential development in Laredo, Texas. Completed plans call for the renovation of a 16-unit multi-residential development.
The work consists of providing construction services for ceiling gypsum board replacement in sixteen dwelling units at two housing development properties: Meadow Acres (1641 E. Elm Loop, Laredo, TX 78043) and South Laredo (3501 S. Arkansas Avenue, Laredo, TX 7846). The contractor is responsible for furnishing all labor, tools, equipment, necessary permits, and incidentals required for the ceiling gypsum board replacement. The tasks include carefully removing all existing lighting fixtures, carbon monoxide and smoke detectors (which must be stored and reinstalled post-work), removing and disposing of all existing ceiling 1/2-inch gypsum board and insulation, reinforcing ceiling framing with 2x6 studs and horizontal bracing, installing new 1/2-inch gypsum board and new faced insulation, securely fastening the panels, treating joints with tape and compound, applying matching ceiling texture, and priming and painting the ceiling. All debris must be cleaned from work areas before proceeding to the next unit. The contractor must comply with all regulations, perform work in accordance with specified standards, obtain required permits, and meet all safety requirements. Other responsibilities include daily site clean-up, proper handling of materials, protection of building elements, and the submission of necessary reports such as payroll. The contractor must submit all required documentation as outlined, including specific proposal forms, references, project approach and timeline, team capacity, past work experience, and appropriate bonds or guarantees. All instructions and requirements outlined must be strictly followed for proposal submission and contract execution.
