The contractor shall furnish all labor, equipment, tools, parts, materials, and supplies required to repair, replace, remove, and install existing and new plumbing systems as required, including the provision of all replacement parts and component systems for existing building plumbing systems in accordance with all original equipment manufacturer specifications. Services include, but are not limited to: flushing soil stacks, removing and replacing toilets and wax rings, assisting with pumps for vaults, removing tree roots from sewer lines, repairing water, sewer and drainage piping and valves, flushing sanitary sewer lines, auguring sanitary sewer lines and drains, installing valves, televising and flushing downspouts, restoring properties and landscapes damaged during work (such as asphalt or concrete repair), routine and emergency service calls, after-hours/holiday service calls, troubleshooting, repairs, maintenance, and compliance with all applicable Federal, State, and local regulations, laws, and codes. All repairs must be made by a licensed plumber in Ohio. The primary equipment for emergency crews must be contractor-owned. The contractor is responsible for locating underground utilities and ensuring compliance with all safety and regulatory requirements, as well as for repairing any disturbed grounds resulting from their work. Plumbing related work includes, but is not limited to, repairing and replacing plumbing fixtures such as toilets, sinks, bathtubs, drain systems, and water and sewer lines. Sewer and drain work may include excavation, hydro-jet pumping, holding tank pumping, sewage pump repair and installation, and any related maintenance, repair, or installation work ordered by the agency. If repair costs exceed $2,000, payment for labor must not be less than the prevailing wage rates set by the U.S. Department of Labor. Communication with the Property Manager is required for scheduling and completion of repairs, and the contractor must provide a 24/7 central contact for after-hours and emergency calls. All work sites must be cleaned of debris and left in acceptable condition upon completion.
