Renovation of an industrial development in Jacksonville, Florida. Completed plans call for the renovation of a industrial development.

Bid and contract bonds are required. This project is funded by 50% State and 50% JPA. The mandatory SEB Participation Goal established for this project is 10%. Project work shall be inclusive of all labor, materials, equipment, incidentals, testing, means and methods, supervision necessary to furnish and install a two-part epoxy flooring system over existing concrete slabs of a 26,598 SF metal warehouse at 1732 Talleyrand Ave., Jacksonville, FL 32206 General: o The Contractor shall perform an initial walkthrough with the Owner. After, the Contractor shall provide a work plan of the site to be approved by the Owner. Scheduling and phasing shall be coordinated with the Owner throughout the duration of the project. o All products and preparation/application methods shall comply with ACI 503R and manufacturer recommendations. Moisture Testing o Perform moisture testing in accordance with ASTM F1869 and/or F2170. Contractor shall ensure moisture readings are within the manufacturer limits prior to installation. Surface Preparation: o Prepare concrete with approved methods, e.g. diamond grinding, to achieve a profile of ICRI CSP 3-4. o Remove all contaminants including grease, oil, dirt, and existing coatings. o Fill any cracks, spalls, and surface defects with manufacturer-approved patching compounds. o Surface preparation shall strictly follow manufacturer's instructions and applicable codes/standards to ensure proper bond of the coating system. Installation: o Before and during application, ambient/slab temperatures and relative humidity shall be within the manufacturer's recommended range. o Provide flexible joint sealant at existing concrete control and expansion joints. o Apply epoxy prime coat to prepared concrete at the manufacturer's recommended coverage rate. o Apply epoxy base coat following the primer cure period. While the coat is wet, broadcast quartz uniformly to full refusal. After the base coat cures, remove all loose and excess quartz. Apply the epoxy grout coat to fully encapsulate broadcast quartz. o Provide clean, flush transitions at door and drain edges o Installation of the epoxy system shall strictly follow manufacturer's instructions and applicable codes/standards. Acceptable Products: o Prime Coat: Sherwin Williams RESUPRIME 3830/3835 or Owner approved equivalent o Epoxy Coats: Sherwin Williams RESUFLOR 3746 or Owner approved equivalent o Broadcast quartz aggregate per manufacturer's recommendation. o Color to be determined by Owner. Administrative: o Provide required submittals for review and approval. Quality Control o For each coat application, the contractor shall record the date, start/finish time, work area, ambient & slab temperatures, relative humidity. The log shall be submitted to the Owner.
