Renovation of a mixed-use development in Fond du Lac, Wisconsin. Completed plans call for the renovation of a multi-residential development; and parking garage.
The rehabilitation of a single-family house , to include a bid by a general contractor and/or sub-contractors for the following listed items and more: Exterior siding, roofing, metal work, front and rear porch replacement, interior finishing which includes; new kitchen and bathrooms cabinetry and fixtures, some drywall and finish work, painting, all new flooring, new interior/exterior doors, interior trim work, plumbing, electrical and HVAC. Project includes construction of new garage and concrete flatwork. A Bid Bond is not required. W/MBE and Section 3 bids are encouraged. Minority-Owned, Woman-Owned, and Small Business Enterprises are encouraged to respond to this solicitation. The RDA may reject any or all bids on any basis and without disclosure of any reason. The failure to make a disclosure shall not result in accrual of any right, claim or cause of action against the RDA. The RDA also reserves the right to waive any abnormalities or informalities in bidding, and to select the bid that, in its opinion, will best serve the interests of the RDA. DEMOLITION/CARPENTRY All work must conform to all local and state codes. 1. Demo existing garage, structures in rear yard, and concrete slab. 2. Demo existing wood deck from rear ofhome. 3. Demo exterior stairs on North side of home that lead to second floor, includes all supporting structure close up the remaining hole in exterior wall. 4. Demo existing bathroom walls and ceiling in 1st floor bathroom down to studs and reframe to new specifications. 5. Demo existing walls and ceiling down to studs in kitchen. 6. Frame in as needed for new drywall ceiling in kitchen. 7. Replace glass in door in dining room cabinet. 8. Install new door in North wall of dining room for new closet see plans. 9. Demo existing bathroom walls and ceiling in 2nd floor bathroom down to studs and reframe to new specifications. 10. Demo existing wall in 2nd floor bathroom that's separates it from the adjacent room. 11. Remove window from 2nd floor bathroom/adjacent room close up existing opening on interior/exterior. 12. Remove existing osb drop ceiling from Bedroom 1. 13. Remove exterior door in bedroom 3 and close up interior and exterior as needed. 14. Install proper handrail to second floor color to match stairs. 15. Install proper handrails to basement color to be white. 16. Remove door from 2nd floor hallway that leads to stairs and SAVE. 17. Close up any openings in wall in 2nd floor hallway. 18. Re-use existing trim boards in closet or replicate missing trim in bedroom 2 must be stained ifnew to match existing. 19. Build partition wall to separate the closet into 2 separate ones on North wall. 20. Remove existing trim from closet on North wall bedroom 2 and install comparable trim but the color to be white. 21.Remove existing walls/shelves from washer dryer area in basement to make room for new concrete pad. 22. Remove existing closet and railings from back entry. 23. Install new wood handrail and railing to platform in back entry to meet code. 24. Prep, prime and paint back entry floor, stairs, railings, handrails and platformwith floor or porch type paint. Color TBD. ASPHALT ROOFING: 1. Tear off existing roofing down to original deck boards. Install ice and water shield at the eves of deck to extend up a minimum of2ft'. Cover remaining roof deck with 15# felt. Install new edge metal, and use a minimum of240 pounds per square, limited lifetime shingle. Ridge vent to be installed at peak and provide 50% free ventilating area. Color to be Sunrise Cedar from Certainteed Landmark Collection. Must leave 1 full bundle ofshingles with homeowner after job is complete. 2. Install Certainteed intake vent per manufactures recommendation. 3. Remove existing chimney down to below roofline, patch in decking as needed. 4. Gutter/Edge metal color to be desert sand. RONT PORCH REPAIR/REPLACEMENT :- 1. Remove existing Tl-11 siding and top railing cap check framing and footings ifall ok sheet interior and exterior of front porch with 7/16 OSB and side with vinyl to match home. Replace top cap with new green treated board. 2. Replace existing upper supports with 5x5 vinyl post with internal structural support. 3. Remove existing decking and install new decking use Trex which is to be made from composite and color to be Spiced Rum for bidding purposes, actual color to be chosen once samples are received. 4. Remove existing stair structure and install new stairs which is to be to be made of green treated lumber, stairs and risers to be made of composite material to match deck floor, reuse railings. 5. Wrap wood beam with aluminum and install non-vented aluminum soffit to ceiling. Slate Siding Removal(Asbestos Abatement Practices):- 1. Remove existing slate and asphalt fiberboard siding and tar paper. IDING INSTALLATION Remove existing roof. Inspect roof deck, install new 1/2" fiberboard to deck. Install new EPDM or TPO type roofing, minimum thickness to be .45mil. All seems and flashing details to be done according to the manufacture's specs. 1. Tear off existing roofing down to original deck boards. Install ice and water shield at the eves of deck to extend up a minimum of2ft'. Cover remaining roof deck with 15# felt. Specifications Page 3 1. Install %" foam board to walls and tape all seams including where it meets windows. Install new vinylsiding which shall be the double 4" Mastic Ovation brand. Include all accessories i.e. starter strip, J-channel etc. Siding and accessories color is to be Pebbelstone Clay. Cornerposts color is to be Desert Sand. 2. Nailing ofsiding is to be with aluminum nails long enough to penetrate a structural member at least 1". End joint are to be lapped away from sight and/or away from prevailing winds. End joints to be staggered a minimum of2 stud spaces. All openings through siding, and where siding abuts other materials, shall be sealed with non-hardeningcolor matched caulk. All J-channel abutting trim cladding shall also be caulked. Provide (1) extra square ofsiding to owner for future use. TRIM CLADDING:HOUSE/REAR ENTRY OVERHANG :- 1. Install new aluminum vented soffit and pre-bent fascia ifpossible on house/rear entry overhang and is to provide 1 square ft. ofnet free ventilation for every 300 square ft. of attic floor space. Color to be Desert Sand. 2. Install drip caps on all exterior door and windows on both home and garage. Color to be Desert Sand. 3. Wrap all exterior window and door trim with aluminum. Color to be Desert Sand. ENTRY/EXIT DOOR REPLACEMENT :- 1. Install new 36"x80" storm door on front door with new white full view aluminum storm including hardware. Use Larsen 4151684 or equivalent SEE ATTACHMENT 1C. Color to be white. 2. Replace front entry door with new pre-fmished 36"x80" steel half lite pre-hung unit with correctjamb size and bored for a deadbolt. Use Mastercraft 4140328 or equivalent. Swing the current direction. See ATTACHMENT 1. Door exterior/interior to be prefinished white. 3. Install new 36"x80" storm door on rear entry with new halflite aluminum storm including hardware. Use Larsen 4154244 or equivalent. SEE ATTACHEMENT IB. Color to be white.. 4. Replace rear entry door with new pre-fmished 36"x80" steel half lite pre-hung unit with correctjamb size and bored for a deadbolt. Use Mastercraft 4140328 or equivalent. Swing the current direction. See ATTACHMENT 1. Door exterior/interior to be prefinished white.. 5. Replace kitchen doorwithnew pre-finished 36"x80" steel halflite pre-hung unitwith correct jamb size and bored for a deadbolt. Use Mastercraft 4142116 or equivalent. Swing the current direction. See ATTACHMENT 1A. Door exterior/interior to be prefinished white. 6. Replace basement door with new pre-finished 36"x80" steel half lite pre-hung unit with correct jamb size and bored for handle set only. Use Mastercraft 4141075or equivalent. Swing the current direction. See ATTACHMENT ID. Door exterior/interior to be prefinished white. 7. Provide door handle sets and deadbolts for all doors please use Schlage entry level units. All should be keyed alike. Color TBD. ELECTRICAL :- 1. Provide and install all grounded, ground fault and/or arc fault receptacles on all floors and garage where required by code. 2. Install new ceiling fixtures in dining area, living room, den, rear entry, 2nd floor hallway and 3 bedrooms. 3. Contractor is to provide and install wiring in the kitchen for 1 ceiling light fixture, one hanging pendant over the sink. 4. Provide and install receptacles for new range hood, future garbage disposal, and microwave. 5. Install new light bar fixtures above 2 bathroom mirrors as well as provide and install 2 ceiling exhaust fan/light in center ofroom to be exhausted to outside ofhome. Use Broan or equivalent. 6. Install new dedicated 30 amp 240v circuit for electric range. 7. Install new dedicated 30 amp 240v circuit for dryer in basement.. Location TBD. 8. Install new dedicated 20 amp 120v circuit GFCI receptacle for wash machine in basement. Location TBD. 9. Install new dedicated 20 amp 120v circuit GFCI receptacle for new power vented water heater. 10. Provide and install new switches, receptacles and plates as needed. Color to be white. 11. Install one exterior fixture on front & rear entry. 12. Contractorto provide an allowance for light fixtures/lamps including the range hood. Fixture allowance is $3,000.00. Fixtures will be chosen by owner when ready for install. 13. Install battery operated smoke detectors in all bedrooms, install 1 Smoke/CO2 combo unit in 2nd floor hallway, 1 in kitchen and 1 in basement, and anywhere else code requires them. 14. Contractor to disconnect wiring service to garage as needed for demolition. Once new garage is built install wiring for 2 exterior lights on front ofgarage (to match house fixtures) and one motion detected fixture on side entry, overhead door opener and wall receptacles required by code. Install ground fault and/or arc fault receptacles as required. Re-use disconnect ifit meets code ifnot replace with code compliant shut off. 15. Clean up any knob and tube wiring in attic and 2nd floor hallway as needed. 16. Rewire 2nd floor bathroom to meet new layout requirements. 17. Recess receptacle duplex box into wall or floor in living room SW wall. 18. Clean up old wiring in basement at washer and dryer location. PLUMBING: All faucets, shower head to be chrome.:- Install as needed new water (pex or copper is acceptable), drains, waste, and vent lines. See kitchen and bathroom layouts for locations. Laundry will be on North wall where existing hookups are. Install proper venting and drain discharge for wash machine in basement. Install new 40 gallon, natural gas, power vented water heater in basement. Current location. Install new 3or 4 piece SOT unit in 2nd floor bathroom, size oftub to be 5' to include new mixer valve, shower head, shut offs in basement area. All prep carpentry or finish work to be done by others. See Layout attached. 5. Install new 1.6 gal flush in (2) bathrooms, comfort height, elongated bowl water closet to include seat also include new shut offvalve. 6. Install 1 drop in bowl for sink in 2nd floor bathroom. 7. Install new single handle center set faucet in (2) bathrooms using Delta 520-PPU-DST or equivalent, to include new shut offvalves. 8. Install new single handle faucet with side sprayer in kitchen Use Delta 400 DST or equivalent include new shut offvalves. 9. Install stainless steel two compartment sink in kitchen with heavy noise dampening. 10. Install new pedestal sink in 1st floor bathroom. 11. Install new utility sink in basement near wash machine to include faucet, supply and drain lines.
