Renovation of a mixed-use development in Brookline, Massachusetts. Completed plans call for the renovation of a library; fire / police facility; and municipal facility.

Roof Replacement to Three Buildings located in Brookline, MA. These include the Town Hall, 333 Washington Street, Main Library, 361 Washington Street, & Fire Station #6, 962 Hammond Street. Question Deadline 02/13/2026 at 5:00 PM ET Questions shall be submitted in writing only to Corey LaPlante, SOCOTEC AE Consulting, LLC by email (corey.laplante@socotec.us) or via online. Bidders shall be DCAMM Certified in Roofing. All General Bids shall be accompanied by a bid deposit in the form of a certified, cashier's or treasurer's check issued by a responsible bank or trust company made payable to the Town of Brookline or a bid bond, in an amount not less than five percent (5%) of the value of the bid. The successful bidder will be required to furnish a Performance Bond and a Labor and Material (Payment) Bond each in the amount of one hundred percent (100%) of the contract sum. Bonds shall be ob-tained from a surety licensed to do business in the Commonwealth of Massachusetts and the form shall be satisfactory to the Town of Brookline in its sole and absolute discretion. The cost of such bonds shall be included in the bid price. Attention is directed to the Prevailing Wage Rates to be paid a copy of which is included in the Contract Documents, and will be made a part of the Contract. The Town of Brookline reserves the right to award or not award the project. The Project consists of but not limited to: Roof replacement and repairs to Brookline Town Hall, Main Library, and Fire Station #6. The intent is to provide a sound roofing system that is leak free and weathertight. At project completion, Contractor shall provide a written guarantee that covers all defects in workmanship and materials for a period of two (2) years from date of acceptance, and a roofing system manufacturer's twenty (20) year system warranty. General Bidders are to be DCAMM certified in Roofing (Prime). The Roofing Contractor shall be the General Contractor. The general scope of the construction work is as follows: Re-roofing of the existing flat roofing systems utilizing a "tear-off" application. A new adhered PVC roof membrane system (60-mil minimum thickness) is specified and detailed complete with a manufacturer's 20-year full system warranty. Associated Repair Work Items include but are not limited to: Town Hall: A new chiller is to be installed on Roof Area 2 of the Town Hall. As a result of this, Construction on Roof Areas 2 & 4 will not occur until new chiller unit is installed (estimated Summer 2027). The roofing contractor shall be responsible for coordinating all work with mechanical contractor to ensure that there are no issues during construction. (A) Replace roof drain bowls and install drain markers; (B) Install new scupper boxes with downspouts where indicated in the drawings; (C) Removal and replacement of roof hatch; (D) Installation of roof hatch safety railing and ladder up safety post; (E) Remove and replace existing doors and frames where indicated; (F) Install ballasted safety railings at certain locations; (G) Temporary mechanical disconnects and reconnects; (H) Temporary electrical disconnects and reconnects; (I) Install new guy wires & lag bolts; (J) Install roof drain deicing jig around all roof drains. Main Library: (A) Replace roof drain bowls and install drain markers; (B) Install new scupper boxes with downspouts where indicated in the drawings; (F) Remove and replace deteriorated mortar joints on chimneys; (G) Remove and replace cracked bricks on chimneys; (H) Remove and replace through-wall flashing where indicated; (I) Install ballasted safety railings at certain locations; (J) Temporary mechanical disconnects and reconnects; (K) Temporary electrical disconnects and reconnects; (L) Install fixed ladders where indicated; (M) Install new skylights, frames, curbs & safety screens; (J) Install roof drain deicing jig around all roof drains & through-wall scuppers; (K) Remove & replace flat seam copper roofs; (L) Repair all cracks on limestone headers and clean & seal all limestone headers. Fire Station #6: (A) Replace roof drain bowls and install drain markers; (B) Remove and replace deteriorated mortar joints on chimneys; (C) Remove and replace cracked bricks on chimneys; (D) Temporary mechanical disconnects and reconnects; (E) Temporary electrical disconnects and reconnects; (F) Install roof drain deicing jig around all roof drains; (G) Remove and replace existing doors and frames where indicated; (H) Scrape, prime & paint cupola 100%, (I) Remove & replace standing seam wall and roof panels on penthouse; (J) Remove & dispose of antenna; (K) Remove & dispose of slate shingles where indicated; (L) Install copper restoration coating where indicated.
