Renovation of a residential development in Milwaukee, Wisconsin. Completed plans call for the renovation of a residential development.
Project has been rebid Financing for work under this contract is provided through the City of Milwaukee, Neighborhood Improvement Development Corporation (NIDC) who, through its loan agreement with the Owner, reserves certain rights and privileges as Lender, which include but are not limited to: development of the scope of work, assistance with the bid process, preparation of the Contract, approval of change orders and payments, and other aspects associated with contract execution and implementation. The work presented in this project is to be started within 15 days after Contractor's receipt of a Notice to Proceed and is to be satisfactorily completed within _35___days thereafter. Interior/Exterior Completion and/or Weather-Affected repairs, if any, must be completed as further outlined and incorporated in Bid Attachments A and/or B respectively. (Strike if not applicable.) The Owner reserves the right to reject any and all bids and to waive informalities. It is NIDC policy that, if: (a) the Contractor's proposal/bid complies with the specifications and other requirements, and (b) the Contractor meets NIDC's minimum requirements as outlined herein, and (c) the selected bid is reasonably within range of the market price for the work, then Owner may select any Contractor who, in Owner's opinion, is the most responsible and responsive bidder Location- 1536 W GROELING AVMilwaukee, WI 53206-2228 Trim all tree to expose front elevations house wall address numbers, and scrubs encroaching on concrete service walk steps PR 2 Remove and replace front concrete service walk, steps and adjacent walk leading to front house porch steps, include footings, to code. Form, grade, pour and broom finished all new concrete. Include all necessary reinforcements, expansion felt etc. Backfill with screen topsoil, seed and straw. 3 Install 1 1/2 " dia pipe railings to new front concrete service step, Include footings or mechanically fasten. PORCH(ES) 6 Install graspable handrailing to existing front (N/S) and rear house porch steps, replace front porch rotted deck boards and missing/ rotted fascia boards . Prepare paint front porch complete, and rear graspable hand railings, color selection (TBD) by owner 7 Remove and replace rear concrete service walk (3 sections) busted, spooling, trip hazard west of rear porch. Form, grade, pour and broom finished all new concrete. Include all necessary reinforcements, expansion felt etc. Backfill with screen topsoil, seed and straw. 8 Add flex drain tile extension to existing front porch DS elbow to discharge to west lawn EXTERIOR HOUSE 11 Repair front entry (south) security door, secure closure. Ensure doors are operable 12 Replace entry door with prehung, panel, metal door, include peep hole and new lock set, deadbolt single cylinder, turn knob and entry lock, keyed alike. 13 Repair or replace defective front (south) upper (window sash) primary bedroom Prepare and paint wood window sashes, all elevations, push point, glazing, as needed. INTERIOR 16 Replace interior entry hall door (living room), 2nd floor rear bedroom with prehung, wood panel doors, include new entry lock, keyed alike. Paint or stain to match 17 Install chain to 1st floor bedroom to existing ceiling fan to make accessible for owner Repair defective outlet (receptacle) on south wall in 1st floor bedroom. Install GFCI to existing outlet (receptacles) in kitchen, 2nd Fl bathroom within 6' of water source. Replace 2nd floor front & rear bedroom ceiling fans, include fan rated boxes, as needed. Install new vinyl sheet/plank waterproof flooring to 1st floor bathroom with minimum 6 mil thickness, replace sub flooring as needed, Install baseboard/vinyl base, include 1/4 rd. or shoe molding and transition floor strips. Installation to Manufactures Specification. Remove 1st floor bathroom wooden window and trim in shower area and install glass block window/vent and composite trim, seal with 100% silicone caulk 1 Demo and remove bath/shower tub surround in 1st floor bathroom. Install batt insulation, proper Rvalue, if needed to exterior wall. Install new walk-in shower surround (drywall green board), Include new plumbing fixtures; shower pan, liner, drain, mixer, shower head and handheld, water lines and drains and shut off valves, as needed. Install new sliding shower door and grab bars, making bathroom shower area ADA accessible, to Owner's Specifications. Install new pedestal sink vanity and top complete with faucet to1st floor bathroom, include drain/p-trap, waterlines and shut offs. Reset existing toilet (water closet), include water line and shut-off valves, after flooring Plaster, finish, kilz 2nd floor rear bedroom, ceiling and walls. Prepare and paint rear stair well, handrailing,1st to 2nd floor, and 2nd floor rear bedroom,ceiling and walls entry to 1st floor landing. Color selection (TBD) by owner
