Demolition and renovation of a mixed-use development in Louisville, Kentucky. Completed plans call for the renovation of a fire / police facility; and clubhouse / community center.

The Ashanti Fire House, located in Louisville's historic Parkland neighborhood, is a culturally significant site that once served as a fire station and later evolved into a community hub. The Office of Housing and Community Development is seeking qualified vendors to complete the Phase I rehabilitation at 1150 S 28th Street while maintaining the historic integrity of the structure. The developer or contractor selected for this project will execute facility demolition and minor stabilization in accordance with the scope of work outlined by the Office of Housing & Community Development. Along with below, the chosen entity will be responsible for trash/junk removal off site, ensuring all utilities are notified and disconnected, securing equipment/tools, and obtaining all necessary permits in compliance with Louisville Metro Government. If the scope of work changes, The Office of Housing and Community Development must be notified and approve of deviations. Building Envelope 1) Roof Structure - Temporarily stabilize to prevent further water damage during Demo. Provide pricing options below: a) Tarp b) Metal c) Other (Specify) 2) Remove existing windows A, B, C, D 3) Remove storefront windows (East Elevation), Street Level 4) Plywood and cover all window openings 5) Clearboarding over plywood with polycarbonate sheeting a) Clear Polycarbonate Sheets measuring .220" x 48" x 96" b) Brace Polycarbonate Sheeting with 2x4 boards inside structure 6) Repair/Reinforce Ingress/Egress Door, Level 1- Alley side Interior Improvements Level 1 (downstairs) 1) Level 1 - Walls - Demolition - remove all drywall, electrical wiring, attachments and take down to brickwork or stud. 2) Level 1 - Ceiling - Demolition - Remove all panels, wiring, lighting, sprinkler systems, and other attachments 3) Level 1 - Remove all interior doors 4) Level 1 - Flooring - remove top layer, clean 5) Level 1 - Remove red rear addition (20'x12') and leave cement pad 6) Level 1 - Enclose building envelope with temporary wall Level 2 (Upstairs) 1) Level 2 - Walls - Demolition - remove all drywall, electrical wiring, attachments and take down to brickwork or stud 2) Remove all interior walls that are not structurally required. 3) Level 2 - Ceiling - Demolition - Remove all panels, wiring, lighting, sprinkler systems, and other attachments 4) Level 2 - Remove all interior doors 5) Level 2 - Flooring - remove top layer, clean Elevator 1) Remove all elevator accessories, car, wiring, and shaft infrastructure. Temporarily seal openings. Leave shaft. Site Improvements 1) Carport Demolition - Remove completely 2) Retaining Wall - Temporarily stabilize to prevent further erosion MEPS 1) HVAC - Remove MEP Systems back to utility connection points, cap and secure surfaces. Remove inoperable components, fixtures, systems 2) Electric - Remove MEP Systems back to utility connection points, cap and secure surfaces. Remove inoperable components, fixtures, systems 3) Plumbing - Remove MEP Systems back to utility connection points, cap and secure surfaces.
