Renovation of a multi-residential development in Baltimore, Maryland. Completed plans call for the renovation of a multi-residential development.

Scope of Work The Contractor shall supply all labor, material, supervision, equipment, insurance, permits including U&O (Unit of Occupancy Permit) and all other incidentals required to complete the work items listed below as requested by HABC, in accordance with all applicable federal, state and local regulations. Locations- 2401 Dumfries CT , 2632 Huron ST General: 1. Remove and properly dispose of all Trash, Furniture and Miscellaneous Items in the Unit. 2. Supply and Install roll shades in all windows 3. Remove all existing appliances and range hood 4. Install closet shelving/closet rod as necessary 5. Paint interior handrail in stairwell of unit 6. Final Cleaning of Entire Unit to Make Ready for Occupancy. Bathrooms: 1. Replace Each Exhaust Fan bathroom 2. Supply and Install Vanity Cabinet w/ Vanity Bowl and faucet 3. Supply and install one (1) new 16-inch elongated toilets and toilet seats 4. Supply Install one (1) New Medicine Cabinet with Mirror 5. Supply Install one(1) sets bathroom Accessories, Non-UFAS 6. Supply and Install new bathtub, Install 12x12 Grey Stone Ceramic tile up to ceiling 7. Supply and Install Delta Tub Faucet Kitchen: 1. Supply and Install kitchen cabinet base and wall cabinets 2. Supply and Install Postformed Wilsonart Black Granite Laminate countertops 3. Supply and Install Broan #4100 range hood 4. Supply and Install Black backsplash behind stove 5. Supply and install single bowl stainless steel kitchen sink and faucet Mechanical / Plumbing: 1. Check and Inspect Gas Distribution (Stove) for service and repair any leaks. 2. Water Distribution (Bathroom & Kitchen) for leaks, repair leaks throughout whole unit 3. Inspect and Repair (if necessary) Drain, Water & Vent (Bathroom and Kitchen, toilets) run snake through sink in kitchen and Bathroom drainpipes Electrical: 1. Supply and Install all Switches / Receptacles, GFI's, Blanks, Cable and/AC cover plates. (White)(No Jumbo/regular size) 2. Check Electric Service Panel for Gaps/Missing Breakers/Doors. 3. Supply and Install smoke Detector / 10 Year Lithium in each bedroom and Smoke & Co combination in other areas 4. Supply and Install All new light fixtures in Bedrooms, Hallways, Dinning room, and Kitchen with LED Integrated light fixtures Doors & Windows: 1. Supply and Install interior doors and hardware throughout unit Painting/Drywall Repair: 1. Supply all materials to Paint the Entire Units to Include: o Walls and ceilings shall be painted with two finish coats eggshell latex. o Kitchen and bathroom walls & ceilings, and all doors, wood windows and wood trim shall receive a semigloss final finish coat. o The Contractor shall be responsible for all drywall repairs, point-up and resulting painting required, ensuring a high-quality finish that is acceptable to the HABC Housing Management. o Paint shall be Sherwin Williams "Pro-Mar 200" in HABC Antique White color (or brand of equal color, finish, durability, etc.). o The Contractor shall follow United States Environmental Protection Agency (EPA) Lead-Based Paint Renovation, Repair and Painting (RRP) Program Rules. Flooring: 1. Supply and install lifeproof Rigid Core Luxury Vinyl Flooring throughout entire unit 2. Supply and Install all stair treads and risers 3.
